You need to get off a computer and go to the permit offices. I actually work with builders and build myself. I see what goes on in the market and I don't live behind a computer with no life.
Now central is booming and their permit office is separate from EBRP office. They are doing well and I built some nice homes in that area that sold quickly.
Biggest problem in ascension and Livingston parish is finding land DSLD and Dr Horton is not building on. If builders can find affordable land in live oak, Watson, walker, or Denham springs the home is typically sold before it's finished.
EBRP sean at DSLD is building in a few area, level doing some homes, and Alvarez has their developments they build on. These homes cost more typically and typically are slower moving than in Livingston or ascension parish.
I guess you are the building, real estate, and God of all information.
You are just cheerleading for a city that is dieing out and doing nothing to attract families back.

I have seen lot prices that why I don't mess with it. Market flooded with homes over $175k to $345k

This. I live in 70806 and prices are going up and up. Realtors used to shun the area because of the crime statistics (the affluent areas share a zip code with much of "Mall City"), but it seems people are really coming back in a big way. The new investments along government street seem to be adding more and more fuel to the fire in that area. If I had the capital, I would be shopping for a duplex or 4 plex in the neighborhood to renovate and start renting out while using the revenues from that to start flipping small starter homes. It's a great neighborhood and it's refreshing to see it coming around like it is.

I build on the side in California.
I use American crews and can actually frame.
I know how to use a total station and layout my jobs.
My slabs are level where you don't have to shim to frame a level wall.
I don't have to worry about busting up a new slab to move lines.
I also make sure my windows are flashed correctly so I reduce call backs from windows leaking.
Funny I know a lot more than some **** that sits on a computer.
Why don't we solve it and meet me on one of my jobs so you can say I build crap to my face!

Try 275k to 600k. And they are selling.
And since they are selling that would refute your claim that the upper middle class is moving from BR.

This. It's amazing to think that the same group that can't afford a $350,000 1600 sq ft house in Southdowns also can't afford $10,000/year to send their children to private schools...
However, for those that can (or don't have kids), there exists a handful of neighborhoods that are rapidly becoming more and more attractive, not just to families, but to real estate investors trying to buy homes to rent out to tenets.

I'd love to live inside of some of the neighborhoods in Baton Rouge, but I'm not paying for private schools when I can still live very close to Baton Rouge and send my kid to a public school and she can still get a very good education. It's money in my pocket.

I can sell 7 homes in $130k to $175k in hours where I don't sit on paying interest on them.
Upper end of homes you are taking a risk and sitting on them a lot longer. They do sell just not as fast. When you have to pay subs, suppliers, etc you want to get the house sold asap.

I do not agree with Russian often, but he is 100% correct. The figures you posted do not correlate to your assumptions. You are simply misinterpreting the data.
