Agreed and from what I've always heard this will never change. It's hard for people to understand how important one or two blocks makes. I'm in Lakeview proper on Louisville, moved from the Northshore and really like it.

You forgot the "> Jefferson Parish" at the end. But really those neighborhoods are much more similar to each other than most areas of the city. It's not like certain parts of the LGD or Marigny, where you go from fancy houses to literal Section 8 warzones in the space of 200 yards.

Yep. If you live in Lakeview (or close by), you have pretty much decided you don't want to live in Metarie, Kenner or on the North Shore?
I have 4 siblings who have all moved to Metry, Kenner, or the north shore. Not me. Lakeshore all the way!
It's all a matter of taste (some people just have none ).

$200 / ft is about right for alot of nola now, but that house doesnt look nice at all.

A lot of S8 housing is moving to the East. Property owners can make more selling or renovating and charging higher rents in many parts of the city that just a decade ago were considered "undesirable".

From what I have seen, I think the average is more in the $260-$270 /ft range.

These prices are reflective of what the market will bear. The envy is strong up in here.
5 BR 4.5 bath home (4,900 sf) near my home just sold for $425K. They tore it down and are going back with new Construction. They took out the pool too.

Sid, you and I must live very very close to each other. I saw that house had sold, but didn't realize they paid that much.
I'll be selling my house in the spring, and I hope you're right about property values. I could use a nice gain this time since I took a bath selling my prior house out of state during the housing bust.
I just don't see the high $$ per sq ft values in Lakeshore, though, that you see in Lakeview. Perhaps because most of the houses are older. It's also not as 'young' a neighborhood though I've seen more younger couples with kids on walks lately.
