It won't until O&G takes a dip. But that's normal for Houston. Housing is booming right now, but honestly, it's actually coming up to normal pricing for most cities.
But some sort of leveling off is inevitable. Cinco housing has gone up $15-20 sq ft on the last 2 years.

We ended up buying in sealy due to high property taxes in Katy. Might be too far for you to drive though.

We just moved to the west side of Cinco. Our original house was across from the Y on Westheimer Pkwy. Bought it in Dec 2010 for $214k, and just sold it for $290k in 3 days. 2650 sq ft
And to the OP, Katy ISD is about the best school district around the city. However, I would stay south of 10.

look at Champions/Klein area.
With Grand parkway under construction your travel to west and north side will get easier soon. 290 is a mess right now but in about three years it will probably be like what I-10 is now.
Champions/klein area are both ver nice. Alot of construction in mid 90s early 2000s. Property values have avoided the hype around the woodlands and Katy(probably because 290 sucked that bad).
you have the willoowbrook mall which is pretty decent. good shopping. Typical chain restaurants but some high end stuff.
schools i would say KleinISD>Cyfair ISD. but mostly because Klien is a much smaller school district and not a booming corporation like CFISD. Klein seems to try and be smarter with their money See CFISD's Berry Center.
Another area I would look at is Spring(south of woodlands). some big developments coming to that area soon. Needs to washout some of the bad element but you may see some good ROI on a purcahse there.

You can't go wrong with the woodlands or Kingwood if your office is in north Houston, but the market is tight right now.

Look at the area near lake Houston. It's northeast of downtown. You can get close to beltway 8 if you want. Summerwood is a good area. Kingwood is also nice but is a bit further north.

Tomball is nice and you will have 99 cutting through there to get you west and north easily. Schools are pretty good there too. You should definitely look into Katy and Tomball.

Kingwood has been OLDER in the past. It may be getting better. But if you go north of Kingwood Drive you can go from zero to Porter in about 2 seconds.

Cypress is currently on the radar. Had some really trashy relatives of my mom who lived in Katy, so I've always had a bad taste. Need to experience it now to get a good feel. I'd pay more than 300 to live in the Woodlands. Had family that lived there and visited a lot. I loved it. But my job puts me in customer's offices and I never know what account I could be assigned to. Woodlands is out there to get to the southwest side of Houston at 6 am. I've got enough down payment for more house, just need my wife to have a job first. Renting may be our only option.

Fall Creek and Summerwood, if you can find something for 300 that you like, is going to explode in value in the near future.

Honesty I would rent a house and feel things out for 6 months or a year. New Katy is far from trashy. Actually pretty high end.

We were looking at buying when we moved, but decided to rent. It was a great decision.
Find a 6 month rental so you know the area a lot more when you decide to buy

And in addition to being stuck in a lease, I possibly opt out of the closing costs, movers, etc all being covered for me. That's going to be at least 6k right there.
