Speaking of cheap, it appears that Bend, OR tops the charts in most overpriced real estate in the nation. I don't think you guys understand my situation. I'm not an OB baller. I'm the guy that drives his wife's 40mpg Focus instead of his FX4 any time he has to go more than 40 miles.

Check out eastern Washington and northern Idaho. Land is cheaper and its some beautiful country

Then New Mexico.
-Super low property taxes (compared to Texas)
-Land is reasonable
-Real estate is depressed, go good deals available
-Open carry
-Most local hispanics hate illegals, so they get Immigration to do sweeps for illegals on a regular basis (it's not considered racist)

This issue is employment. I still have a place in the central mountains on 40 acres (used to work in NM). I can fill you in on NM if you have any questions.

Concerning price and overall needs, check out Ashland Oregon. I'd check out Utah as well. Loved my time, although short, there.

No need to buy property. Public land is normally less than 30 minute drive away.

Bend is beautiful Three sisters(Cascades) and Willamette river. But its a retirement, tourist town, prices are out of sight
