My Realtor is really starting to bug me!

She calls me last week and said there were some people (looked at house 4 times) that called and said they wanted to put a bid on my house, plus have her list theirs. They wanted to meet end of last week or first of this week. She hasn't heard anymore from them, and doesn't want to call them because she doesn't want them to think we are desperate. Only been on market 2 1/2 months had 24 showings. I know it will sell, I just want it done...frustrating

I'm surprised she doesn't want to call them since they also expressed interest in her selling their house and she could have two commissions coming in (your house and theirs).

She supposedly works for you, tell her to call and at least find out what's the story.

Actually she could end up with four..mine, theirs, my fiance's townhouse, and then our new house....I sent her an email this morning...I'm gonna call her.

Personally, I would not want a realtor that was representing both the buyers and sellers. I do not understand how they can truly have everyone's best interest in mind.

As a realtor, I can't believe she isn't following up on this. There are ways to pursue it without looking desperate. As far as having her act as a dual agent, she will have to stay on the fence between you and the buyer. If she is going to get this much business from you, ask for a discount on the commission. The other couple should expect the same also since they are selling and buying through her. If someone is giving me this much business, I would gladly try to make it worth their while to stick with me.

As a realtor I would say that your agent is terrible at what they do or there is something else that is keeping your house from selling. Chances are that many of those people that are looking at your house are buying another house, right? So something is keeping them from buying yours. Could be the realtor, price compared to others in the area, etc... I know that seems very simple but is true.
If the realtor is doing a good job there is no reason they should cut their commission. No one would expect a doctor or lawyer to cut their pay for doing a good job. Of course in your case you may have bad agent.

She is giving us a discount...selling mine for 3% commission, and fiance's for 1%. Price isn't an issue, it is priced right, most people that have commented have said it is little things like the back yard is too small, closets are small, etc...all stuff that can't really be fixed. I guess I just have to be patient.

24 showings.......hmmmmm. If its really been shown that much and no one has written an offer its certainly not the agent.

I have sold my house 2 times and both houses sold in less than 2 months. I never let a realtor rip me off. I did it myself. Both houses sold for appraisal price. You can even sell it for less and sell it quicker instead of inflating the price to make up for a commission. These commissions are very high. Do it yourself. It's not hard.

Have you tried packing up things in your closet that you don't use. Less clutter, closets look larger and you'll be ahead on your packing to move. Try to come up with ways to make your backyard more desirable - nice patio furniture, landscaping. If you have functional problems that can't be fixed, you may have to address them by reducing your price. One last thing - make sure your home is in great condition - people notice when a house has been maintained. When they notice a spot on a ceiling or a leaky faucet, they start looking a lot closer for other things that keep them from buying. Make sure your front entry is clean and attractive - make a good first impression. Your realtor wants to sell your home - its the only way she makes a living. I had a house this past year that I just couldn't get to sell (it was in a flood zone and had water in it about 5 years ago, about an inch). I thought my client had come down on his price as far as he could go. He ended up listing with another realtor and reduced it further and it sold. Price was the only thing that could offset the flooding issue. Hope you get an offer soon - best of luck!
