Hunting Land in Mississippi

So I've been thinking about buying some land around Woodville, 50-70 acres or so. Set up some deer stands, feeding plots, maybe dig a pond, and build a small camp. Anyone with experience doing this? Are there hidden costs? Besides logging the land (which I don't want to do) are there ways to make money off the land? Maybe lease it out to some hunters? Any thoughts appreciated.

50-70 acres seems small to hunt on yourself much less lease for others to hunt all as well.

100 acres is enough for one or 2 people

It really depends on what you're hunting. For deer, 100 would be a good starting point. For duck, a 10-acre pond may be all you need. It really just depends on what you want to hunt and how much you're willing to spend.

Build a small camp with appliances and bunk beds and rent it out on the weekends you're not there for 100? 200?/person per weekend with a minimum of say 3 hunters or something. A lot of people would love to have their own secluded plot of land to hunt for the weekend who can't afford getting into a lease.

always, especially if you're dealing with constructing a pond, camp, utilities, etc.

50-70 acres maybe a little small to be leasing out to other hunters IMO. just large enough for 1 or 2 people max.

If you are buying land as an investment you should be looking at land that will go commercial over the next few years. Lots of opportunity in Pike County and Goshen Springs/ Flowood area. If you get the right piece it's JACKPOT. My friend purchased a 6.8 acre piece in New Albany Ms. 5 months later they announced that a Toyota plant was coming in. He purchased the land for $24,800. Sold it 2 years later for $985,000. Not a bad return for a two year investment.

How much are you able to spend on a property?

I know someone who might be interesting in selling his place in woodville. Bout a 140 acres, has a double wide house on it... lots of fields and all.

Depending on where in Mississippi - hurricanes. My grandpa has land in Louisiana north of NOLA near the Mississippi border and katrina knocked down at least 1/3 of every standing tree he had. It wasn't even possible to follow his gravel road by foot there were so many downed trees.
