The average rate on the popular 30-year fixed mortgage fell to 5.99% Monday, according to Mortgage News Daily, matching their lowest levels since 2022. Last year at this time the rate was 6.89%.

The drop in yields is due to a combination of factors, including new uncertainty over tariffs, cooling inflation and economic weakness shown in a lackluster GDP report Friday.

While rates briefly dipped into the 5% range for a few hours in January, they bounced back that same day. That is unlikely this time around, according to Matthew Graham, chief operating officer at Mortgage News Daily.

“This visit to the high 5's looks more sustainable on paper,” Graham said. “As long as the broader bond market doesn’t sell-off in any major way, mortgage rates stand a better chance of remaining closer to present levels than they did last time. And if the broader bond market improves further (i.e. 10yr yields dipping under 4.0%), mortgage rates would likely make incremental gains.”

The drop in rates will likely incite more refinancing, which has been surging over the last several weeks. Applications to refinance a home loan are about 130% higher than they were a year ago, according to the Mortgage Bankers Association.

Grocery prices are down all over the country. We are seeing some of the lowest prices in decades, maybe the best prices in the history of the world, according to some experts.

The economy is booming like nothing that's ever been seen in this country, and wages are rising at the highest rates ever. In fact, one economist told me he's never seen anything like it, ever, in all his life.

I do the shopping for my little family. I enjoy the grocery store.

My milk, eggs, bread, meat, butter, coffee are all down.

Publix and Walmart in Woodstock, GA.

But I really appreciate Trump lowering energy prices. High gas hurts everyone, especially the middle class.

Overall significant price reductions are rare, and mostly a sign of trouble (look up deflation).

Most people including the majority on this board have trouble understanding that affordability and price reduction are related but not at all the same thing.

Most don’t understand that when discussing inflation rates, when speaking about a reduction in inflation, it’s the RATE of inflation that is going down, not the prices.

Beef prices have nothing to do with Trump, coffee does but beef prices are the direct result of cattle farmers reducing cattle herds

I’m not sure the significance of this, but you are comparing deflation across two different monetary systems, one with the dollar tied to gold and the other with the dollar as a fiat.

The price of everything is still high as giraffe p***y. It isn’t coming down either. We need wages to catch up but unfortunately we experienced 30 years of inflation in only 4 so that isn’t happening either. Thanks to all our politicians on both sides of the aisle.
