Planning Commission rejects Harvest Fields subdivision in Gonzales: “It needs more work”

The proposed subdivision was planned for the west side of Highway 44, just south of Bertville Road in Gonzales. The project covers approximately 38 acres and includes roughly 112 lots.
During both the January and February meetings, about 30 people spoke in opposition to Harvest Fields, citing concerns about flooding, traffic, and zoning.

If it’s anything like what happened in Denham they will keep coming back & one by one the council members will vote in their favor

What like they won’t come back? Just delaying it. These commissioners gotta get paid. Sounds like Schexnaydre is in on it already.

This is the first major subdivision request since the moratorium and the codified ULDC. Once they keep adjusting to meet the new codes, it will become unfeasible for a major developer to take on. At least it appears that way.

I was on a team 15 years ago that told Ascension Parish leaders they were headed down the wrong path when looking at their projected growth. They had zero plans for growth and how to accommodate it. They basically said, "Thanks for your input, but we know what we're doing."

So what? Why is this news? Good for them. Local government rules.
I guarantee you whoever is pushing for this lives miles from outside the jurisdictional limits.

I am curious as to who is buying all of these houses being built everywhere? With the high cost, younger folks not wanting to work or sacrifice, and supposedly birth rates are down, why all the building? St. Tammany has been ruined. Louisiana is losing residents, we don’t have an influx.

I'm afraid that has long been way past able to do. AP should have slowed the growth 30 years ago and demanded the infrastructure be improved. Hell, I once lived on Bertville Road and had a Modad sewer system and now they want to add 100 plus houses in that area with access to poor ol 2 lane already jammed up Hwy 44.
Also, I'm surprised to see the family sold that land.

Ascension lost when they rezoned the property.
Planning commissioners are not elected officials and are basically technicians that have to follow the ordinance. If the property owner checks all the boxes, they are required to approve.
They checked all the boxes. Developer can sue the planning commissioners individually. They will eventually pass it.
People need to pay more attention to the zoning part if they really want to stop development.
