The privatization of revenue-generating entities has been common across college campuses for a while now. Granted not at this scale, but LSU, for example, has issued $1 ground leases to developers for Nicholson Gateway and in turn a revenue share of the dorm fees and commercial leases.

Still not understanding the business sense in a university giving equity to an outside entity. Does their math really tell them they will turn this $500M, I assume largely invested in recruiting teenagers, into a profit? A profit that is then diluted?

I don't know the current status of this, but Michigan and USC were going to fight a private equity deal in the B1G. I think some admins. realize this may end with everything burned to the ground.

that lsu project was built on the cheap, it will be crap in ten years
I assume this private equity deal is for the university itself and not so much for athletics because wouldn't the Big 12 conference have to weigh in if a member went this route at the expense of other conference members

Private equity very deliberately ruins everything it touches for profit, sometimes fast, sometimes slow.
Boosters are just rich assholes who want the team to win and to be made to feel important.
