Property values in NOLA/East fixing to PLUMMET...Sec 8 may be cut to 2 years

As of August 2025, there is a proposal (Still ONLY a proposal) that would impose a two-year time limit on Section 8 rental assistance for households that do not include a senior or a person with a disability. This means that households not falling into those categories would only receive assistance for two years before it would be phased out or they would become ineligible.

Currently, Section 8 allows families to receive assistance for as long as they are income-eligible and fulfill their tenant obligations, with no time limit imposed.

Uhh like every child of section 8 color is marked as intellectually disabled


The parents get a check and the school gets a check and everybody’s happy

As a white liberal male. I understand what those blacks need more than anyone. We need to do our best to keep those people in Section 8 housing b/c of racism.

Where's the list of acceptable disabilities?

If missing a leg below the knee is on there, expect a lot of 'accidents' that require amputations.

In NOLA 1 in 4 renters is on Section 8. Investors (landlords) can't generate as much revenue (rent). Look for other places to invest money with better return...sell rental portfolios. More property for sale. Less ability to generate rental incomes. Less desire to buy housing (as an investment). All equals housing prices decline.

The housing problem in New Orleans isn’t really related to section 8. The good areas in New Orleans are still going to be getting crazy prices. Maybe this will allow for more gentrification, that could be a positive I suppose.

Buyers don’t want to move to the East though whether it’s Section 8 or just a regular rental.

This is going to remove the payments from circulation.

That is going to make rents decrease

Rents decreasing will be directly reflected in the underlying value of the property.

In your experience, does section 8 housing generate more or less value to homes within the surrounding area?
