Bass Pro hotel memphis - whats with the rates?

I go to Memphis a few times per year. I usually stay somewhere decent like Central Station hotel or Peabody. I always check rates at the Pyramid hotel. What the heck is with the $500/night in Memphis? Is there something cool there I don't know about?
That's like 2.5x the nicer hotels in town.

Last time we were in Memphis we stayed at Arrive. I highly recommend it.

I stayed there once for the experience. My daughter and I were passing through and I knew she would love staying there because it was different.
Rooms are really nice. I think I paid around $300 for a weeknight. I picked the weeknight on purpose because it was cheaper than the weekend. It was a fun place to stay for a night, but there's absolutely no other reason to stay there besides it being a cool place.
It reminds me of a Disney hotel room. It's a themed room and you feel like you're in the "outdoors world".

Yep me too. Nice new property. Cool building. Decent bar although kind of quiet that far south from downtown. Really good restaurant.

We have been to memphis often. Is south of downtown area safe during day and night?

It's a newer "arts" district and there is frequent patrols. I've never felt unsafe, but I'm also not out wandering around after 10pm. If I have a late dinner or social event, I drive my rental car or ride an uber right up onto the property, there always seems to be parking available on site.
And with regard to that specific hotel, there is a large raised parking lot that doubles as the train station parking lot. There is always a fair amount of train passengers and railroad employees around. Couple that with the raised parking lot with one way in-out and it creates kind of an island around the property.
