We have decided to do short-term rentals with our condo in Auburn. Advice?

It’s a nice 2BR/2BA that is 2 blocks from campus and at most a 10 minute walk to the stadium. 2 parking passes on football gameday and 3 passes any other day. I have a cleaning service lined up that other short-term renters in the area think highly of. My married daughter lives in Auburn and I will pay her to be my “stager”. She is very good at paying attention to personal touch details.

We have never done short-term rentals before, so looking for things you wish you had known before you started doing them. A friend of my wife’s is “mentoring” us, but I always appreciate advice from the MB. So much wisdom to be had here. Thanks!!

Prepare to waste an incredible amount of time and money fighting with airbnb/vrbo. They're an absolute hassle. I self manage over 15 airbnbs and we are actively looking to dump airbnb/vrbo all together

LTR it and you'll be 100x happier

We have ours with Vrbo and haven’t had issues. Keep your price on the high end to keep out problem renters. Helps that we have reliable neighbors to keep an eye on things and local service providers for any urgent needs, like AC, plumbing etc. leave very detailed rules, check out expectations etc, things like strip the beds, be out by 12 so cleaning crew can start etc.

My company just won a job at the VA hospital in Tuskegee and we are looking to rent something furnished in Auburn. It would just be one person staying there.

How much do you want per month? Would be a 3/4 month rental.

I can get a letter of recommendation from my last short term rental we did last year in Auburn.

When would the rental be needed? I wouldn’t be interested if it’s during football season or spring graduation (first of May).

There are some nice tax breaks available. You can offset ordinary income with any losses assuming you meet the criteria which isn't too strenuous.

Is the juice worth the squeeze?

I do not own anything, but the house I live in so I have no idea what all of the problems might be.

I do know my brother in law who owns several commercial properties has never, ever gotten involved in residential rentals.

From afar, the STR looks like a lot of effort. I guess people make money at it, but the constant turnover requires a lot of attention.

I’m not smart enough to figure those things out so I’d probably have to hire someone which would add to the expenses. For those reasons, I’m out.

Then you shouldn’t short term it. You never even asked what he was looking to pay. If it was a ton you could stay in a hotel a weekend on his dime. You need to look into the taxes in regards to owner use or lack of using it as a business I should say, talk to your CPA.

If you are just trying to rent it out during the slow times and stay there yourself during football games and what not, it’s going to be tough to rent out. It really REALLY helps to have a lot of very good reviews so the first year you really want to price it very well (on the low side) as people that pay slightly under top dollar are likely to be happier than those that pay top dollar.

Will be rewarding until you get the wrong tenants. You should make a killing during football season, though. Good luck!

I’d probably mandate the renters be 25 or older. Renting for football games that thing is gonna get trashed.

And probably require a large deposit.

Auburn has had a lot of drama surrounding short term rentals in the past few years-just be sure your property is in a zone where it is allowed.

What are the main issues you have with Airbnb/Vrbo?
We have looked into STR a property of ours that is currently LTR but I am don't have time for a bunch of extra hassle.

My point was that football season and graduation weekend are going to be my big money-making weekends ($4-5k for two nights), so I likely can’t offer a 2-3 month stay during those times.

You’ll get that for Georgia and bama, likely less for Kentucky and mizzou.

I doubt Ball state, uab, and Mercer will be that much.

Risk of property damage significantly higher on sec weekends.

Kinda want to set a reminder to check back in and see how this shakes out after the iron bowl.

I have a STR on Lake Martin, outside of Auburn. It is definitely work but not overwhelming.

But unless your house is really nice, I do not think you are getting anywhere near those rates on game weekends.

Keep up with repairs. Take a lot of pictures. Report damage ASAP. If you don't, it will slowly pile up with no reimbursement and you'll have a POS on your hands after year one.
