Nice place out in New Mexico for sale right now. Pretty reasonable at just $622 per acre. Has a 2700 sq foot house that they will throw in for free.

Ok that gets us up to 105 acres spoke for, we need about 1050 more investors at this rate. I will go ahead and put in for 1000 acres around the house.

I notice a lot of those large acres for sale are overestimating the acreage by a lot by including BLM leases. Actual deeded acres are far less than what is actually advertised.

True but the 30 year BLM lease at $1/acre isn’t a bad deal.

It just depends on the land though. There’s some large areas with fairly worthless land in NM, there’s not much wild game on some of large tracts of desert. Hard to have much cattle on a lot of that.

If it has a reasonable elk herd then you’d think land like this would be bought up fairly quickly by a billionaire. There’s not many 100,000 acre tracts around.

I hunted in Montana and the ol boy owned 2500ac and leased 2500blm and he ran ~250-300head of momma cow on it. He was legit pissed about how elk hunting and Hollywood ranchers had driven up the value of the land. Basically land would never pay for itself for the price that it was selling for.
He didn’t want to sell out but could never add more acres at the price point.

The house doesn't look lived in, why would they not have a better home? Sold a business for $2 billion. Ranch is selling for $50+ mil? I'm not saying it should be a mansion and I know its New Mexico but those pics looks terrible and un kept. Maybe its just a terrible photo but considering its for sale I'd assume they wanted a good pic used.

If there are Elk then its gotta be higher altitude and I'd assume cattle would do fine? I wonder if you could run enough cattle to even pay the bills?

If you broke this up for 1000 guys it wouldn't make sense, its not like they have 10,000 Elk tags guys. It may be public information how many tags they got, but it may not be a lot or it could be a ton.

As a land owner you have many privileges that a non landowner hunter does not have

I have a buddy in LasVegas, NM and would be in for 1000 acres if it was near LV.
Count me in for 100 acres since it is on the other side of the state.

Sure but this also varies greatly by state.

NM last I know of required private land owners to give a tag back to the state for a draw.

NM the landowners don’t just get to buy a permit and shoot as many elk as as they want. They generally still have tags.

I think there’s a lot of baws here thinking if you own land you just get to buy an OTC hunting permit and hunt elk. It really just depends, they could have 40 tags today for 110,000 acres if they have a very small herd on their property.

My first big game animal I shot was an antelope on a youth draw in NM on a 30,000 acre ranch. The owner had to give it back to the state that put it up into the county draw.
