Best horror book you’ve read?

I’m looking for a really good horror book outside of the Stephen King realm. Any suggestions?

I'm a fan of House of Leaves. But it certainly isn't for everyone.
A friend lent me The Passage by Justin Cronin. I thought it was pretty good. Apparently the TV series based on it sucked.
I grew up reading Robert McCammon:
Wolf's Hour
They Thirst
Swan Song
Stinger (the book that the new Teacup series is based on)

No way I could narrow it down to just one.

The Exorcist - William Peter Blatty (Waaaayyyyy better than the movie)
The Terror - Dan Simmons

Red Dragon by Thomas Harris. This book introduces Hannibal Lector. Fantastic book.

I read this in college and thought it was great, and I love the movie. I don't consider myself to be too freaked out by many things, and I'm not strongly religious, but I had the opportunity to buy a used copy of this years ago and decided that I did not want it in my house. Kind of like I don't want a Ouiji board in my house. They both make me feel unsettled.

The amityville Horror was a grear read in high school. Really enjoyed it.

I don't read a lot of horror but I was going to suggest this. I read it in college in one sitting, couldn't put it down. I think I finished at around 3am.

Summer of Night by Dan Simmons. Just go to Amazon and read the reviews. It's similar to It but better, imo.

Pet Semetary was his scariest work imo
Only because I would've done exactly the same things our protagonist did. Dealing with loss is a hell of a mindfrick.
