Why won't Trump use his sway to build a viable 3rd Party?

To state one of the most obvious truths ever: there is a negligible difference in the 2 parties.
Trump seems to espouse a paleoconservative philosophy (or one that leans very strongly that way, anyway). Whatever your views of him are, there is no doubt he has a large, active base.
Many people from both sides are feeling more and more alienated by their parties and many crave a government run according to pragmatism instead of dogmatism.
A party that holds to anti-interventionism, a sensible immigration policy, capitalism instead of corporatism, and more traditional Western values would seemingly break the 2 party hold on American politics.
Would he better serve the country by focusing his efforts on something like this?

Would need to build a second party first.

Because MAGA has taken over the party.

Because it's MUCH more difficult to establish a new political party brand than it is to co-op an existing brand.
The necons co-opted the Republican Party from the late '60s to 2016. MAGA is co-opting it now.

Only partly, I think. Establishment Republicans keep getting elected to Congress and at state and local levels. It doesn't seem the party itself is changing anything to become more Trump-ish.

Why would he? He has all of the Republicans lining up to kiss his arse. He is only running so he can possibly win and either pardon himself and/or call off the other trials. His rhetoric has led the GOP to firmly believe that the only way he can lose is if the elections are stolen or rigged. Repeat a lie often enough and it will morph into the truth in some people's minds.
What is the tell in all of this? Check how the donations are being spent, it is going to his lawyers.

No need to build an all new building for business when there’s one already constructed for sale. Fire the bad employees and hire better ones.

Because the RINO party and Marxist party could likely fund a way to stop a third party from becoming a reality. Just like tea party.

Third party would only work if there was a fourth party. I don't know how that split would happen.

No, because most Independents aren't morons.

Only if we had runoffs in Presidential elections. Perot siphoned off enough conservative vote to give the Presidency to Clinton.

"co-opting" with like 10 seats in the House and 1 Senator

There will NEVER be a viable third party.
That is why the communist morphed into the demoncrat party.

I remember Ross Perot giving the White House to plurality winning Bill Clinton.
Third parties work well in a parliamentary system though.

I think the most obvious answer is that a 3rd party:
a. Has never won
b. Cannot win now
c. Will never win in the future.
Other than that I think it's a great idea.

He had taken over the GOP.
Why does he need to start a 3rd party?

If this were true, you'd have more MAGA in Congress.
Instead, you're seeing only 5-10% of the GOP coalition being MAGA.
