$1.975mm for that spot seems fair. Way more appropriate than the $4mm cash only + mandatory revitalizing menu request from Fleur de Lis.

That seems like one of those cursed locations where any restaurant that opens there will only last a year or two.

It's a pain in the arse to make a left turn into. Plus, it's a huge space.

well, the service was pretty shitty the two times i went, and it felt like a UFC bar, not a taco restaurant.

Has a weird build out too. I think the location is fine, just didn't execute the concept.
Unless you're a full service tex-mex place slinging food and margaritas like Superior. You don't need a restaurant with that large of a footprint.
I think a place like a Cecilia, Bistro Byronz, or City Pork would do well there. City Pork probably wouldn't do it with Rouj just down the street.

City pork needs to fix their issues with quality rather than expansion. Several people i've talked to have agreed with me that the highland location just isn't very good.

its a shame their tacos were quite solid for a while..menu changed and quality slipped along with service

At least the old Walk-Ons/Co-Op building is huge and in a prime location.
However, Walk-Ons only paid 2.7 for that building in 2017.

Seems these specialty taco places have a hard time staying afloat. I mean, who doesn’t love a two bite pork belly with balsamic glaze and spring mix taco for $7 a piece?

I disagree. The first location was McCallister's Deli which was really non-descript and underwhelming.
The second was a fried fish and shrimp place that sold pre-battered, frozen fried fish and catfish, and there are too many good local places on Perkins Road for something like that to compete.
And finally RPT. I think the timing was bad. The food was too expensive for this economy. If RPT would have gone for a less expensive market and sold burgers and tacos to families with 3 or 4 kids, it would've done better. People don't want to spend 20 dollars a person on tacos right now.
I think it's a good location that still has a nice residential and business clientele to capture.

I didn’t think the margarita I had there last time was very good. Tacos were okay. Too expensive but what isn’t?

Blue Corn down the street does it well...simple tasty ingredients. Not the over sauced sloppy tacos like RPS

This I'll agree with.
Our family loves Blue Corn - we tried RPT one time and that was enough. I'd pick Blue Corn's tacos over many places, especially RPT.
And you can get 3 of them plus rice and beans for about $15-16.

Writing on the wall should've been there when the Siegen one got shutdown well before. It's a boring restaurant for boring people with boring taste buds. Louisiana doesn't need it and not sure why it ever thought it would work.

I don't necessarily think that they were beat by local fried seafood competitors, but cheap frozen fish food doesn't do well in an area that's competing with formerly The Rum House and Olive or Twist which brought in a different clientele.

Going on Happy Hour/Cinco de Mayo I wasn't blown away but I was surprised how much I got for my money. I think they probably put too much effort into loading up margaritas and lost a mass amount of revenue on overpours.
Eating out is incredibly expensive. I can't see any "affordable" restaurants trying to survive without having to overcharge their customers.
