We lived in North Oak Cliff when we moved up here and I wouldn't recommend it. While there are some really nice restaurants and some great older homes, there's a lot of crime near you and you'll hear plenty of gun shots at night. My truck was stolen while we lived there, so I'm a bit biased...
Better to live in those other locations and to visit Oak Cliff.

That's the minimum. Southlake is the most expensive zip code in DFW. Not exactly where the 20-somethings go to find a starter home.

Rent a place in lower Greenville Dallas and enjoy the city life. It’s worth it once then move on to Frisco, Plano, McKinney/Prosper. They’re all the same cookie cutter suburbs

You can do starter homes in HEB/Grapevine for $400K. 20-somethings don't necessarily have to start with 3,000 SF new construction.

It’s in between Irving and dallas, commute isn’t an issue because I work a hybrid role, so if it is a little further away and a better spot I wouldn’t mind
Prosper/Celina too but if you do have to go into work here and there, you're getting a bit far for a commute.

If I were mid-20's and looking to rent I'd stay the hell out of the suburbs. Unless you just really like chain restaurants and getting a jump start on travel ball teams. I'd start by deciding if y'all are Ft Worth or Dallas people and go from there. Most of our guys in your situation seem to live in or near DT Fort Worth.
I'd also just rent the cheapest/smallest 1 bedroom apartment in a nice area while you get to know the surrounding areas before making an informed decision.
I was a bit older and with kids so looking for different things, but I got a job out here, so I rented an apartment for 6 months while my wife and kids didn't join me, since it was such short term. From there, I got to know the area, as the wife/kids came out probably 3-4 times in that 6 months so she got to know the area too.

That happens all over the city. Sucks you got your truck stolen though. My neighbor in Lakewood has had his broken into and they've tried to steal it several times including a time they broke the steering column. He parks it on the street so its a sitting duck and trucks are in high demand. I own rental property near Bishop Arts and my wife teaches over there so we know a lot of people that say its the best neighborhood in Dallas.

that was my second thought. Wife and I moved off the tollway and Bush as newlyweds. Lots of nice apartments and 20 minutes from a ton of stuff. Also, great restaurants within 10 minutes.

No you cannot. Especially in Grapevine. If you want a cheaper home of some value, you need to move way north into Denton County. Argyle is super nice but it is getting expensive there too.
