Those deals with the state usually work like this. They promise to hire x number of people and get subsidized. They create a bunch of jobs paying below market rates, claim they can't fill them all and hire a bunch of H1B1s

Happening now. Most nice neighborhoods allow people to tear down and build two houses. Tara has it it in their zoning laws you can’t so developers buy then remodel then sell for 450-500k in Tara. Your looking at 300k for a gut job to 500-600 remodeled.

Yup. I went back 2 years ago. Detroit is way better than NOLA or BR right now. We know, we know, the food isn’t as good, but the environment in Greektown or outside a Tigers game is fun, and a police presence gives you an element of safety you don’t get in Louisiana.

Detroit was once the epicenter of American manufacturing and the wealthiest city in the US. Nola or BR have never been anything like that. Nola was an important Southern city maybe 50-60 years ago. BR has never been much more than an industrial city with LSU and the state government.

Gentrification requires affluent investors with a desire to relocate to older/poor areas. Baton Rouge has a lot of competition and little to offer. I could see this happening in New Orleans, but Baton Rouge really has nothing other than LSU athletics.

I own an entire city block on scenic hwy around Exxon. You couldn’t sell it and buy a new Tahoe.
Gentrification would be awesome.
Only thing I can think to do with it is open a jail.
