not necessarily true.

pascagoula has multiple which isn't a tough drive from biloxi/ocean springs (comparable to say BR bridge traffic).

Uhhh, false. They may not have anything in YOUR industry, but to say there is little to no industry on the MS gulf coast is absurd.

Casino/ Gaming
Entertainment/ Tourism
Seafood
Military/ Government
NASA
Shipbuilding
Marine/Coastal research

I think you are confusing what he said with INDUSTRIAL. He didnt ask what kind of "industrial jobs" there are. He asked about the "industy/ job market".

I love coming home it really is different here.

I remember stopping at the visitors center on I-59 once. I was talking to the lady behind the counter and said I was on my way home from a road trip and it felt great to see the Welcome to Mississippi sign.

We live in Pass Christian so I’ll take that area out of the picture since I’m biased. Ocean Springs would be my first pick and I’ve seen Bay St Louis mentioned a lot but if you can’t afford to live in “Old Town” BSL, I’d pass. Everything surrounding BSL - Waveland, Kiln are dumps. Biloxi is okay if you can get into a nice neighborhood.

I am not familiar with Pass Christian but I will check it out on Thursday. We are looking to spend no more than 400K on a home. I care less about subdivisions but I do want it safe for the girls. Unfortunately my husbands family are all educators and he is fairly strict about attending public schools only so the area has to have them. I know thats not for everyone but its tenet we stick with. I prefer MS to florida currently because of the home owners insurance issues FL is experiencing but my knowledge of the tis limited. We are driving to Navarre one of the days to look around as well.

I am a nurse and will be working remotely making SF money so our options are wide open I am just partial to MS because I have always loved the days we spend there and thats in podunk Louisville but the schools there are not great.

I have a feeling you'll be OK there.

May want to look at Delisle. It's part of the Pass Christian school district and a little further inland so you might get a better deal on insurance. Also more open space.

Based on your criteria, Ocean Springs, Long Beach, and Pass Christian are going to be your tier 1 options. Of those, Ocean Springs is the absolute best all-around option for all your needs. It also happens to have the best hospital (Singing River System currently being bought out by Oschners) and is central to hospitals in Pascagoula, Gulfport, and Mobile. The only con is that it's below I-10, so dealing with hurricanes will be a way of life.

Tier 2 would be D'Iberville, Woolmarket, BSL, and Biloxi, all with their own pros and cons.

You'll be hard-pressed to be in a losing situation with any of those choices, so it really will come down to your personal preferences and feelings about the areas. As a BR transplant, the Coast is a wonderful place to live and raise a family. You'll be living like an OT baller with a $400k house budget in any of those areas.

You simply can’t buy a house in Old Town BSL for $400k.

Neither of those places can hold a candle to Pascagoula, the Crown Jewel of the Mississippi Gulf Coast.

You can't get an antebellum house on East Scenic for that, either, but there are definitely $400,000 houses a few blocks away.

We moved my mom into an 1175 sqft house on almost the 4th block of State street last week, she bought it for $430k. State street in BSL is like an alley. You can’t buy a family house in Old Town for $500k.

There are also NASA and DuPont facilities on the other side of the Coast, a shipyard in Pascagoula, a big coal-fired power plant behind Pascagoula, etc.- probably shite I'm not even remembering. On Bayou Bernard behind Gulfport there is a power plant, and there's also some kind of Chouest facility there. Moss Point used to have a paper mill. There's all sorts of "industry" (per se) there.

I assume those residents have the same homeowner's and flood insurance issues that SELA has?

We moved to California permanently from Orange Beach after the spill. I am used to hurricanes but, honestly, not as a Mom. As a young couple we used to buy beer and hope for the best but I expect to evacuate now. Home owners insurance is a real concern though. I can afford the rates now but it is a little scary to know that the cost is limitless?

Do you think coming from California will make it harder for my girls at school? Kids can always find a reason to be mean but with people so politically charged, I don't want them to pay for the sins of the father (or in this case me) so to speak. They were both born here in SF but know to say yes ma'am and respect their elders.

You'll love the MS coast except for the first week in October. I feel bad for the locals and the traffic during the time of year, my family and I always contribute to it every year though.
