Anyone know how much solar energy companies are paying per acre for land?

160 acres cleared and sprayed. Road access on 3 sides. Full sun and powerline runs through one corner with a substation less than one mile away. All high ground, no flooding.
Friend just bought a pasture for $4200/acre less than a mile away for comparison.
Their initial offer was $4000/acre and stated price was negotiable.

No mineral rights. Most people won't ever sell those around here.

If there is an active mineral lease on the property, they’ll likely also have to negotiate with the owner of that lease for some sort of drill island/play nice in the sandbox.
Mineral estate is still mostly dominant in Arkansas, so I doubt they could get funding for their project without having some sort of agreement from the mineral estate as well.
Are they offering $4k/ac straight up, or trying to pay an option up front then the $4k/ac should they decide to pull the trigger?
Also, if they have any water needs, keep that in mind as you should own the water rights as a surface owner. Figure out a price per barrel should they want to drill a well.

No active wells for at least 40 years. Thanks for the info.
Not sure yet on buying straight up or paying an option. I was just trying to get some more info before I replied to their initial offer.
The local township just got approved for a grant to run water around my property, but their decision was based on me developing it and selling lots. Not sure how this would affect it.

I'd never sell land, especially to solar. I'd never lease to solar companies either. Those panels in nature just make me sick to see. The constant hum, the ugliness of it. We went to Vermont and saw them on the side of hills - they ruin the view.
Don't take this as an anti-solar rant. I think solar should be in urban environments, on rooftops, where there is available space and leave nature alone.

Panels belong on roofs.
*When they fail they will still shade the building and reduce cooling requirements
*panels located at point of consumption don't require miles of infrastructure to get back to the grid and remote substations.

Probably the ideal energy source would be to put people on food stamps in pods like on the matrix. Then they wouldn’t be able to commit crimes either

Bullcrap. There's hunting land listed all over the place for under $4000/acre. Especially in South Arkansas where the OP's land is located.
