Trendy areas aren’t the issue. In my area, it’s that most new development is duplexes and then whole neighborhoods become rentals.

Then the market has made it to where a DR Horton 1200 sq foot cookie cutter house was $100-$150k 10 years ago for a new home buyer. Those houses are now $250k and out of the range.

There is a house in my neighborhood that is on the edge of the historic district that’s 1000 sq feet and was bought for $60k in 2005. They just sold it for $150k in complete disarray. Total dump.

bruh. have you seen home prices in the hood lately?

ETA: one of my friends bought a hood adjacent rent house for 130k in 2011. 1700 SF, about 50 years old. He replaced the roof and some of the flooring. Sold it recently for 275k.

Houses are going for 300k+ in the Fifth ward in Houston. That is a stone throw from rail yards and oil tankers. It is not the most violent part of Harris county but it is up there.

Moving to burbs is not much better. The established ones are already priced up. The newer ones could be ghetto in 10 years

If you can afford a "trendy" area, it was the safest investment

The home prices in the entire DFW metroplex have substantially gone up the last few years. This isn’t exclusive to “trendy” areas. I’m sure it’s the same story in other major cities.

A large chunk of the population is being priced out of home ownership and that’s not a good thing.

Just to shite on this stupid statement some more.

In South BR they just cleared a street for new homes on Staring a stones throw from the Staring Inn and a shitty dry cleaner and Chinese pickup. The entire area is pretty dated and the sign says homes starting in the 370s.

On Highland road across from Ace Hardware, 1 large lot just got leveled and they put a road in the middle for what looks to be 7-8 homes. These things are going to be built on top of each other like some projects. Sign says they start in the 750s. Lol ridiculous
