Yeah, I bought mine for 540K two years ago. My immediate neighbor with an identical townhouse that bought hers at the same time I did just sold it for 150K profit. Good for me, bad for the OP. It’s expensive to live out here.

I have friends that are married and making a combined 230k a year, and they are having massive issues buying anything close to Denver that isn't in Aurora. People are paying 50k plus over asking price and agreeing to no inspection. I have other friends who have applied for 20 houses and not gotten one yet.
I love it out here, but that is a massive, massive issue.

I've read similar. Apparently there are only like 100 houses on the market right now in the area.

But your 26, renting isn't a big deal yet. To live comfortably and have fun in Denver proper I wouldn't ask for less than 80k. Most one bedrooms are going to run you 1300-1800 a month.
Plenty of awesome breweries, and gorgeous hiking. Also very, very young and a lot of people ages 21-35 looking to make friends and have a good time.
Please God either get a AWD, 4X4, or snow tires for the winter. Denver cleans up quick, but idiots who don't have the right vehicles and/or know how to drive in snow are terrifying.

In all seriousness, 37% will be more like 15%, but I’d do it. I moved west after college to the PNW, and it was such a great experience.
I moved back to Georgia after a few years, you can always do the same. Don’t complicate things by getting married or having babies right off the bat.
I had the luxury of corporate housing for a while to search for a place to live. Don’t make a snap decision where you end up in the hood to save a few bucks.

I also took a job in Denver when I was about your age. Moving there from Lafayette, LA was an eye-opening experience for me! If you like the outdoors, you’ll just love Colorado. I worked downtown and could be fly fishing in a trout stream in 45 minutes…could easily go after work. There is also a shitload of things to do in Denver. Several professional sports teams, a world class zoo, and red rocks amphitheater where you can see concerts.
Now the negatives….
The people there suck…there is a large influx of Californians, which the locals hate. By association they hate anyone who is not a native….and if you have lived in New Orleans long, there’s no hiding your accent.
Traffic is horrendous….it took me 45minutes to go 9 miles to work. I would end up going to work at 6AM to miss some of the traffic.
Cost of living….it will cost you twice as much to live in Denver as New Orleans. That’s no exaggeration,either.
That all said, I am glad I did it all when I was young….it sucked, but I wouldn’t trade the experience for the world.
