I prefer to buy my abandoned properties in Baton Rouge. The squatters tend to have a crawfish smell to them. Helps cover up the lingering smell of drugs.

Considered buying and holding in currently undesirable areas, but stopped for a few reasons:
1) figured I’d get devoured by property taxes;
2) concerned about liability if some crackheads decide to squat there and wind up killing themselves;
3) they never show the interiors on these places, but I’d imagine they violate all sorts of building codes and I’d get fricked by fines

Just checked Detroit's growth rate... Had been negative to the tune of .4 to .5 percent per year for like 20 years.
Decided to check Jackson MS. It has grown steadily at 1.5-2 percent for like ever. That is wild to me. A little Faster than Baton Rouge which I like better than it. Jackson sucks.

I'm curious about places like this and what they used to be like 30-40 years ago. Were these thriving communities at any point or always a mess?

Detroit was practically giving away warehouses that took up an entire block a few years back. A free warehouse and a $500 house still wasn't worth it to live in Detroit.

Gotta go back further but detroit was thriving at one point at the height of the US auto industry. Tons of beautiful old homes rotting. It's a shame.
I feel like the brick alone in those homes is worth well more than $5k.
There's a comp a block and a half away listed at $345k.

The taxes and liability are enough to keep me from buying cheapo property just for the hell of it. But I guess you could raze the structures and just own the land and then hope Detroit is revitalized one day.
