throw it at the principal
You’ll get that point down the road when you refinance
Was leaning that way to save some cash upfront, sounds like it makes the most financial sense as well

Thank you . I'm not the financial person in my family, but am learning it's a necessity to understand situations like I'm going through currently to have a better financial outlook in life

How long do you reckon you will stay in the house?
Work is going well so at least 5-10 years. House has more than enough room for expansion for hobbies. No HOA too

Can you offer the p&i payments for each scenario

Option B- 5.875% 1 pt
3281.78
Option C- 5.875% no pts, includes credit, but broker fee

Option D- 5.5% 1 pt, no credit, has broker fee

First Time Home Buyer Mortgage Questions
Posted by CuseTiger on 4/9/26 at 5:47 pm
I am in the middle of applying for financing on my first time home and figure some people here can help me out . After what feels like 15 calls with mortgage brokers today, I have several options and trying to narrow down my options but could use some help in figuring out the best path. Traditional 30 yr mortgage in FL.
Home price- $535k
Down payment- $20%/$107k
Remaining loan- $428k
Option A- 5.99%, underwriting fee of $1250
Option B- 5.875% at cost of $4280 for 1 pt, underwriting fee of $1250
Option C- 5.875% with broker fee of $6420 and a lender credit of $1280, underwriting fee of $1295
Option D- 5.5% with cost of $4280 for 1 pt, broker fee of $6420, underwriting fee of $1295
Where I'm struggling is trying to determine whether reducing the mortgage by 1 pt is worth the upfront cost or if it's better to just use the $$ saved towards principal of the loan? I've already lowered my 401k contributions to the lowest max (6%) so will have a higher cash flow for the foreseeable future. Using most of my reserve cash for the down payment so would ideally like to build that back up quickly after getting the house.
Any input is appreciated

As a resident of the Florida Treasure Coast, I can say I love this area
Hi neighbor
This area is great. Can easily get to WPB, Orlando is 2 hours, Lauderdale and Miami under 2 with traffic. Lifestyle is slow and laid back

This is terrible. I know those air traffic controllers are overworked in NYC, DC, etc with tight air spaces to work with but this incident seems avoidable

Just looked this up, holy shite! This happened last night??

Welcome to airlines trying to nickel and dime you on everything. All airlines are doing this. First they charged for bags, then regular economy vs basic economy, then seats, and now they even split economy plus into what you're describing. I gave up on chasing status a few years ago. Now a flight is just a way to get from point A to point B. Might as well do it as cheaply as possible

I just turned on this game, what is this? I've seen about 4 bad misses and 3 turnovers so far

The main cabin, regular seats, two in the row will be good?
I'm not sure how the seats are in the back of the plane, but not having anyone next to you would be a big plus to me even if it's in the back
The extra legroom seats should be much better to just have more space. I would definitely upgrade for the red-eye going east to europe. The return agreed may want to save your money
787 is a comfy plane, those seats will be great for the long flight.
They can, just keep an eye on it! Aa would rather make some money on paid upgrades vs giving away free upgrades to elite members

Also for the trip there(dfw to cdg) there are many more seats available to upgrade. Do prices ever drop?

Flight home from NAP to Phil show only 8 seats available for upgrade that have extra legroom.
Should I assume this is it? If I book and things open up can I change seats again?
I'd assume that if there are only 8 seats left, unless there is an aircraft swap day of, that's likely going to be it unless people misconnect. Guessing your flight is in a few months? The American elite members can also get upgraded to those seats a few days prior so I'd expect them to be all gone by the flight time
Weekdays are trending better than weekends currently

I'm in agreement. Would rather you blow your nose than have you keep sniffling for a 3 hr flight

I think it's getting worse . Glad I'm not traveling anywhere over the next few months

Houston airports reporting 30% callout rate for TSA agent
Uh oh. Recent trend has been weekends having the highest call-out rates. That was the case with Houston and MSY when you first made this thread. Which absolutely sucks for spring break travelers including families.
Reno airport security was fine this morning. American on the other hand...
Correct and on United you do not get a carry-on unless you purchase a regular economy fare

It's definitely going to be spring skiing weather out west. Few questions- Is the reservation refundable? Do you enjoy skiing in nice weather and soft snow? Can you find other things to do in beaver if you don't end up skiing for very long?
I love spring skiing compared to the 0*F temps with 4 layers on. I'd still go, but someone from CO on here can hopefully help you out

Had first chair for the summit lift yesterday. After a few runs, took the base to base gondola over to Squaw
View from the top of the KT lift where you can hop off the gondola. This run was a sheet of ice
View from the top of sun bowl towards the lake
I wasn't a fan of the lines or snow over here so I went back to Alpine. I found Beaver bowl and the runs here were nice and soft
For shits and giggles, opted to do one nasty looking mogul run to end the day. These moguls were large and not uniform, but pretty soft
Last day today at Alpine then looking like my season may be over
