My home was framed in November. No word on the exact costs, but it looks like I made it out before it got real again. I still have casing, baseboards and crown moldings left. I don't think that can hurt as bad as framing and decking lumber.

I luckily got my fence up on the downswing. Paid $26 per foot for cedar. 2 weeks after I got that quote the guy quoted someone else at $29 per foot.
I still have projects. I just don’t think I can keep putting them off. My luck, as soon as I finish all of my projects lumber will tank.

The flooding in BC is going to hurt the supply. Logging roads and railways got washed out. Luckily we are a bit insulated from that with all of the SYP used in the south.

You don’t think they are going to use that as an excuse. Lol. It’s already hitting the pine. And osb is going crazy again. It’s just ridiculous and I don’t see it holding that long. It’s fake and will crash

I would imagine the finish carpentry work will be March at the earliest. Hopefully it will settle off by then.

As someone who works in the lumber industry, I can confirm. Prices are about to jump like you wouldn't believe after the 1st of the year.

We framed up including roof sheathing and soffit/facia the end of November. The lumber prices, based on receipts, didn't appear to be too bad. We still have interior trim working left but I feel we got while the getting was still somewhat good. Your thoughts?
Do you think trim lumber (casing, baseboards and crown) will get hit hard too? That won't likely happen until March I assume.

Trim is getting harder and harder to get a hold of. We are hearing conflicting things from our vendors. Some are saying January some are saying early spring. I have absolutely no clue at this point.

Paid 78 with tax for a 4x8 sheet of 3/4 birch sanded last week at Lowes. I still had to dig through the stack to find an un f’d up sheet.

Not including trim, what’s a guesstimate for a ranch 2400 square foot/3900 under beam lumber package cost increase over historical prices.
And you say you’d expect a decrease in 2nd quarter of next year. How will that impact the same cost? Question is really for anyone.

We are building now... 2861 sft living 4956 under roof.
I think you could easily see an increase of 25K. One builder got a lumber quote of 99K, then, 95k for the one we went with. It dipped to 89K in mid August during the drop in futures. I suspect we will be 95K when all is said and done.

I had a section of fence fall during our last wind storm. I went to Home Depot to buy a fence post - it was $50 - I passed and made a make-shift repair. How long am I going to have to wait before I can buy one for a reasonable price?

Framing lumber is ~$900/per kbf. January CME futures are currently $1044, May is $934. For reference it was $1,500 in May and $400 in August.
Keep in mind, there is a lot more than lumber that goes into building a house. Friday article from the NAHB: LINK
TLDR:
There has been a 14% increase in residential construction inputs.
Softwood lumber (seasonally adjusted) increased 6.9% in November and has gained 16.1% since September. The recent trend of mill prices suggests that the softwood lumber PPI is headed for another sizable gain in December
Ready-mix concrete has risen 8.3% since January 2020 and 6.6% year to date.
