No updates here. We're in the very beginning stages of deciding whether to build or buy. Ideally we'd want to build so the Mrs. gets what she wants in a house. But we're not 100% set on that yet.

No doubt and it’s all going up. And not to mention hard to find stuff. So factor in the added time it will take for a new build. You may have an extra couple months of construction financing to pay.

We were in this boat and kind of still am, if thr right opportunity shows up before we start building.

Our issue is it's cheaper to build even with the higher prices than to buy what we want/need.

We don't want to be in an HOA style neighborhood because I own a commercial truck and want to be able to have it home for maintenance and things. We also want more than an acre lot. We want something built in the last 10 years and don't want to have to do much reno or updating

We also need minimum 4 beds with a mother un law suite or 5 bed rooms because if we move away from the area my parents will need to move with us because of medical issues.

Good luck finding that cheaper than what we can build for.

We already own 15 acres of land with no lein on it.

We’re meeting with an architect/home designer next week, and based on plans my wife likes, I’ll be in the same boat. I thought someone said it’s cheaper to keep her!

ShermanTxTiger can probably vouch for this. Whatever footage number yall agree on before going to the architect, it will be 500-600 more by time you get the preliminary drawing and another 150-200 by time you get you final drawings

We are about five weeks from being done building our house. We got lucky and started building in July when lumber was around 550 per thousand board feet. We saved almost $25,000 in lumber cost compared to our quote from May when lumber was at its peak. That’s on 2,400sf living. We also have a 600sf screened in outdoor kitchen. Hopefully that gives you something to go by.

Form lumber, steel, framing, shingles, windows, doors, trim , Sheetrock Right at $33 total sq ft

Was up to $45 this summer.

$18 sq ft two years ago.

The scope always expands on a new build. This is our second go at this. I am better prepared this time. I did tell the Mrs. building a pool right away is contingent with the build cost. That did wonders in keeping the scope somewhat in check.

We bought most of our framing lumber at the peak in May. ~$40k for a 2100 sq.ft. house.

Ours was 43K in early November for a 2861 sft living home with a large patio and 3 car garage. It included the roof decking house wrap and felt.

Already did. 3 car garage over 2 and extended the covered back patio a good bit
