Owning Beach House In Florida

Not sure if this is the correct board for this but TIA. Anyone have any beach rental homes in FL? We were thinking of doing this but reading through all these towns rules/regulations it almost seems like FL is discouraging people to do this. Most of these cities want you to essentially file as a business with some requiring a 5% tourism tax. Any help would be greatly appreciated. Oh and the Realtor's down here blow. Absolutely clueless and they allegedly live there too.

Not a rental house. A vacation house.
I don’t want any short or medium-term rentals near me.
The covenants attached to all of the properties of the SD specifically prohibit any lease agreement under a 6 month term.
This is zealously enforced by the HOA with the assistance of the full-time occupants of the S/D who observe everything in the neighborhood.
Characterize them as “Nazis” if you want, I don’t care.
The moral of the story is if you do want to dabble in a Florida beach house rental business, choosing appropriate properties for your endeavor is recommended.

We have a "beach" house rental right next to the beach in a small town here in FL. It's about a thirty-second walk to the beach. It rents well, but yes, most small towns/cities make it a nightmare to run a STR there. I think we haven't been bothered because ours is multi family and has been around for decades.

No idea if this is a TX / FL thing but we have a house on the TX coast. STRs create a large amount of tax revenue, seasonal demand for businesses and jobs for the local economy...trades, cleaning, etc. The town embraces STRs. as does the small community of year-round residents. It's a very sleepy place in the offseason.

Have one not by choice. Moved to Sanibel island in 2020. Renovated a house. Lived there about 14 months post renovation before Ian put just its tip in and had to redo entire first floor. Haven’t been able to sell it. Had a long term renter. She left. Tried to sell again. No dice. Rent it out to snowbirds for season. Would love to spend more time down there but it’s 12 hour drive.

Should add that I love Sanibel and that piece of earth in general. Naples one hour. Miami 2-2.5 hours away. Just tons to do or do nothing at all.
But just wouldn’t work for family to live there right now.

I had some in OB for a time. It really isn't that hard but you do need to check the local laws. Insurance is the real kick in the nuts. BTW, get a bed bug contract if you do this

I'm in Vero Beach, and in general, a lot of neighborhoods don't allow Air BnBs. We have a lot of snow birds who try to rent their houses out for the summer, but that is an extended rent, not week to week. I guess that's probably one reason why we don't have a lot of tourists here.

1.) Your location is going to matter greatly. Owning a vacation rental in Naples, or Pensacola, or Destin, or Cape San Blas could have wildly different information
2.) 5% tourism tax is simply Sales Tax. This is a "bed tax" or a "hotel Tax" and probably 90% of vacation rentals in the US have this. I know New Orleans does. The total sales tax in South Walton is 12% (that's 7% sales tax plus 5% Tourism tax). I think the total Tax in Orange Beach, AL is 16%
