You don’t even have enough cash for a down payment on a house in your baller account

Remember when you were on here desperately shilling for Trump's 50 year mortgage idea? That's how we know you are a failing realtor. Welp.

Also rates are cheaper today than a year ago when sales were up so what does that say exactly about the premise?

That you lie like you think anyone can't disprove this with a google search?

That's the case for me, locked in a 2.75% interest rate on a refinance.

Also why he’s in favor of increased H1B. He’s more than willing to destroy the middle class with foreign labor as long as he gets his 6% cut.

Why would someone keep that much cash in a checking account? The amount I keep in mine is borderline irresponsible as it is but you think I should have more? I'm shocked you are still in this thread after your blatant lie about mortgage rates.

Same here, I could pay it off but the money to pay it off can earn more in a bank account. Also with fewer couples joining the buy a big house for the kids club, the potential buyers of a 2500sf+ mcmansion is dwindling.

FYI, these things never happen overnight and I started warning this board where the market was heading years ago. The data I was sharing doesn't lie and takes time to flesh out. I stopped because this board kept acting like I said a crash was going to happen and that I was wrong. I wasn't. As I have said, the 2008-2010 crash was literally 30 years in the making.

Had it not been for Covid, we would already be on the tail end of the correction (not a crash) and working our way out of it but Covid kicked the can down the road.

Forbearance programs have been on fire again and stopped a lot of foreclosures last month; otherwise, things would be worse, but foreclosures are reaching pre-pandemic levels already. That comes after YoY drops from 2010 until 2020

FYI, my industry is gearing up for a wave of higher foreclosures next year and the industry experts suspects that foreclosures could reach all the way back to 2015 or 2014 levels by the end of next year unless the Gov ups it's forbearance programs like the VA has done where you basically can't foreclose on a VA loan. There are many homes in the 60-90+ late period that are in pre-foreclosure now and aren't selling. Time will tell if they seek forbearance or the market picks back up and they are able to sell.

The outlook for next year is bad but not 2008 bad.

Of course, there will be areas that do better than others but that doesn't negate the reality staring us in the face.

I am sitting on cash and have been buying. Just bought a doublewide on an acre for $36K. I need to dump $15K in it and it will rent for $1500 or I can dump $25K in it and sale for $135K. Either way, I can't lose on it.

If you have the means and contacts, you can set yourself up for major cash flow over the next few years as I plan to do. I have been waiting for this for a while now and perfect timing so I can retire in 4 years when I hit 50.

No I dont. No one would stay in a 50yr mortgage like they dont with a 30yr

But this statement further proves how dumb you are and the numbers prove that

You are the Dianna Olick of the Poli/Money board. No wonder you live in a trailer

You could rent this to the OP once his single wide gets foreclosed on cause of gas prices

I will have people fighting over it, actually. We have a rental demand bubble in SWLA due to the new bridge construction, LNG construction, and SpaceX coming soon.

I might try to get $1800-$2K for it at first but will be happy with $1500
