My mom and brothers live in the White House area. It used to be rural as can be, but damn it is growing it's arse off up there. One brother bought 16 acres for $32,000 a decade ago. Try to get one acre there for now.
I lived on Hermitage 10 years ago and homes were affordable. I HAD been thinking of moving back to the area from Richmond, VA but I refuse to pay what homes are going for there now.

compared to VA, i think you'll still find prices near the hermitage to be more than reasonable.
also consider fairview/dickson.

just depends on where you live because nashville gets traffic from EVERY direction.
tractor-trailer traffic is the worst problem IMO. everyone goes through nashville en route to other cities and its not unusual to see more 18 wheelers than cars stuck in traffic
not sure if/when the 840 loop will be completed but it could help although its such a sprawling loop traffic has to be really bad to go out of your way to use it.

I generally support transit plans and train plans... 9 billion is insanity.

Man, I drive an 18 wheeler OTR,and since I live in Alabama,Nashville,is on my route most of the time,from every direction.
I compare it to other cities,as far as traffic goes,and Nashville is a cake walk.
Nashville just has a very high % of panzies.
Game Days for The Titans can be bad though,but you have to plan for that kind of stuff.
Nashville also has another little problem at times. Older folks going to The Opry and doing some crazy shite that messes things up.

Personally, I always go right through town.
About 50% of the time, I park my truck at The T/A down by the stadium,rent a car and go push Demos down on Music Row.
If I know I am going through Nashville, I make the time to do that.
So I am probably not the truck driver to ask about that.

Oh..not sure how that applies to me..
When I say "pushing Demos" I mean, I am handing out(trying to get takers) demo CDs,for songs that I write and record.
I am ringing the buzzers at all the good publishers and record labels,talking through the speaker...eventually they all give in.

It took me a second, too. I thought, "WTF is this guy doing parking his truck and taking a rental car to Demos to eat," but then I got it.
