How many situations like that would it take to "crash the market"?

That wouldn't be required to crash the market

The cheaper new builds would do that on their own

Maybe you need to think about things more Houses aren't investments. They're places to live. Some people get lucky and make money off of the transaction when they move

Yea no. I’ve lived long enough to know that kind of thinking is arse backwards. Your house is not just a place where you live. It’s an investment in case shite hits the fan in your life and you need to take out a loan against the house or sell in order to use the money if you absolutely need it.

Selling a home

How would it impact them before they try to sell it

My point was it wouldn't hurt anyone until they tried to sell/refinance/get equity.
They can keep paying the note and wait for the market to change.

That's an option. Or you could just use a savings account or invest in a brokerage account.

Using your home equity as an emergency fund is about the dumbest thing ever. That should be your last resort.

Are you that ignorant.

Has nothing to do with Building Codes ......Everything to do with sticking a rob up one of these Agencies butts, already aware that SCOTUS eliminated Chevron.. ......

As a partner in a construction co which builds “gold fortified” homes, I can promise you federal regulations won’t bring down costs 30%.
This is nonsense.
I type this as someone who has applied for project 2025.

Does anyone build actual “starter homes” anymore (1500 sq ft, ranch, siding, 3/2, builder grade everything, 1/4-1/2 acre yard)?

To me this is the problem in the housing market.

Yea. And they cost 375,000

Yeah, I'm sort of curious as to what federal regulations, specifically that could result in a 30% decrease in building costs???

Short of eliminating building codes, which shouldn't be a consideration, I'm wondering the same thing you are.

So you’re telling me you don’t taking into consideration resale potential when purchasing a home?

Of course

You're not completely wrong here

But all of this conversation is a bit silly because there is no way that Trump will be able to cut the cost of new construction homes by 30%. That's fantasy land.

IDK what the building cost difference would be but.

Eliminate wetlands mitigation.
Put the base flood elevation back where it was.

And other regs like this make homes less affordable.

I agree and I also think the builders would pocket more GP keeping the values inflated anyway.

Add 300 more sq ft, trade the siding for brick and you have my house… Current internet estimate is around $325k

Yes

Also, aren't most of these regulations local/state ones?

The "International Building Codes" from the "International" Code Council?

No but it's a start.

The issue for a state like Louisiana is anything short of the current codes will cause insurance companies to leave the state
