Yea no. I’ve lived long enough to know that kind of thinking is arse backwards. Your house is not just a place where you live. It’s an investment in case shite hits the fan in your life and you need to take out a loan against the house or sell in order to use the money if you absolutely need it.

That's an option. Or you could just use a savings account or invest in a brokerage account.
Using your home equity as an emergency fund is about the dumbest thing ever. That should be your last resort.

As a partner in a construction co which builds “gold fortified” homes, I can promise you federal regulations won’t bring down costs 30%.

IDK what the building cost difference would be but.
Eliminate wetlands mitigation.
Put the base flood elevation back where it was.
And other regs like this make homes less affordable.

Add 300 more sq ft, trade the siding for brick and you have my house… Current internet estimate is around $325k

The issue for a state like Louisiana is anything short of the current codes will cause insurance companies to leave the state
