You hear that boys, you do all that then you can finally get married to a boomer educated boss babe who will divorce you after 7 years and take what little you have.

Why is this so many pages?

This generation is not willing to suffer losing luxury in order to provide a dwelling for the family.

This is where we are.

Sufferance and working toward goals are abhorrent to this lot.

You can lay out how to get it done for a new young couple and they say nope not doing that!

People using reality to counter talking points

No.
The point you're attempting to make here is today's challenges are beyond insurmountable.

I'm talking specifically about housing affordability the last few years and its beyond a doubt in the numbers the worst its ever been.

Again, its not hard to know things are a bit fk'd when houses go up 50% in a few years while interest rates more than double. Show me when that ever happened in the last several decades simultaneously. It's 1 thing for one or the other to happen, it's another when both things happen at the same time in short order, which to this extent hasnt happened before. Mortgages for the same house literally are double and even MORE than double what they were 4 years ago.

May 2020 - median home price ($275k), 3.25% rate average, 20% down assumption = $957/mo 30 year mortgage (no tax ins factored in)

December 2024 - median home price ($415k), 6.8% rate average, 20% down assumption = $2,164/mo 30 year mortgage (no tax ins factored in)

Again, not seeing that as anything but an obscene increase is baffling. thats not even factoring in property tax increases and insurance increases which exacerbate that even more.

You posted sq ft data inclusive of multiunit apts, condos, co-ops, townhomes etc. Then you included pricing for new construction. Then you acted like a little bitch by not simply reposting it instead of making me track it down in order to correct you.

You are clearly ignorant to the modern dating paradigms.

What you're talking about is the min just to pay for dinners for quality women of the class/educational level for your average younger poster on here, for the most part. If you're not in the very very top tier of men, you're lucky to get a 5/10 to let you go on a real date, these days.

There are plenty of TPs being tossed around.

That said, how do you explain the GenZ #'s?

First and foremost, we need to increase the supply of homes and affordable ones as much as possible.

Im currently building a ~ 1800 sq ft 3/2 house right now. Despite me personally doing all the tile, flooring, all the trim, all the painting, the siding, the roof, building the showers, building the countertops, installing all the light fixtures...it will still cost me $225000 to build *at the very minimum*

Its gonna be a rental for me...but lets say I wanted to sell it....say for $300k Thats 15% capital gains tax immediately to the fed government...then more permits/taxes to the city...then pay off the interest from the loans I took to pay for construction. I might would make 40k...despite all that work I did. If I didnt do the work...itd basically be zero profit

Ten shite bits I booted.

These clowns are making enough money to have their wives now stay home with kids.

So frick you…

RE is inflated and a bubble that needs popping. We never got the real impact of the 2008 crash due to hundreds of billions (Trillions?) injected by fedgov since 2009.

Fedgov is STILL propping up housing values. A recent thread by stout

Wait...why? That's not superficial at all.

You didn't listen (not shocking).

The guys you're talking about, 7s and 8s, who have their shite together and are fit, etc., are lucky to maybe get a real date with a 5 these days.

The mid-high 9s get the top 25-40% of women to themselves.

What a boomer take. Im not even remotely close to the caricature of a young man youve created in your mind...but dont let reality get in the way of your superiority fantasies
