The big elephant in the room no one is talking about is eviction moratoriums

What will happen when all federal and state eviction moratorium are ended?

A significant portion of renters are behind on monthly rent. It's doubtful they'll all magically get caught up in short order and if they're multiple months behind with no realistic chance of ever getting caught up they're going to be in a bind.

Enhanced unemployment benefits has mitigated this issue to a degree but that will likely run out around the same time.

Then what? Hordes of new homeless on the streets? Will landlords need to lower rent to adjust to demand?

This will eventually be a huge reckoning

That's if the houses go on the market. It's a seller's market right now so your plan probably sucks.

CoStar and Zerohedge have been writing about this for months. It's going to be bad, unless there's a bailout that we're not privy to, yet.

Given that the big banks booked large portions of their reserves as income recently, I'm guessing they know that their landlords will be bailed out.

A reckoning will happen if the Feds don't bail landlords out.

Small mom-and-pop landlords may run into more trouble.

AND a lot of people that "might" start getting paid because they have been paying their notes on their rental property and not getting the income from renters.

If you are a landlord and have a mortgage on the property but didnt do a forebearance you are a dumbarse

Foreclosure moratorium is a related elephant. Dems think all landlords are rich aristocratic lords who don’t actually need the rent money.

Not just rent payments. Mortgage and car payment forbearance as well. People are willing going into forbearance even though they have the means to pay. They think it will just all be forgiven

I have 5 rental properties and none are behind on their rent. All are long term renters and I have taken care of their needs, they know if they miss a payment they are out.

Literally thousands of jobs available right now. I have no sympathy for anyone getting evicted right now.

The older I get, the more it is evident (at least in the USA) that "things" are designed for the lazy fricks that want there latest iPhone while having no means to pay for it, etc etc.

With Biden at the helm, I have to assume that moratoriums will continue and the government will print money to continue to buy votes.

It really is deflating to know I was raised to be honest and independent while the majority wasn't/isn't.
