?? It's already started.
Fair enough.

What I mean is, when it gets rolling to a more significant way. Right now, it's still sort of on the fringes of employment.

Either way, my point is, it's not going to all happen at once, but, it's going to trend to the point that city dwelling will be MUCH less necessary in terms of employment than it is now.

I think at that point most people would still prefer to live in a city though

Most people don’t prefer it now. What do you think will change that?

Of course.

But, there will still be a subset, a not insignificant subset, who choose to stay put and telecommute.

Basically, I think telecommuting is going to reshape America in ways we can't even really begin to predict. Right now, population is still distributed for much the same reasons as it was 100 years ago.

IE, near transportation hubs, ports, etc etc. Telecommuting will substantially eliminate that as a "requirement". Sure, many will still choose it, but, even if only 10% shift their choices, that would be huge.

And, I suspect that the % will be larger than that over time.

It's not just the taxes. Come on man. Taxes are almost irrelevant in this discussion.

You do know that in order for something to be "affordable" for low income families it has to either be terrible, or paid for by someone, or something else, right?

The local or federal government has to pay for these things. They don't simply print money. They tax the people to pay for it. People move away, or become poor, themselves, because of these crippling taxes. That dries up the money flow to pay for these "affordable" things, and so supply becomes scarce, as demand continues to rise. So what happens? "Let's raise the taxes even higher!".

That is socialism, at it's finest. Shared scarcity, as Reagan put it. That's what it leads to.

Again? This entire thread is about major metro cities. I’ve seen numbers from 8% to 33% for the populations of these major cities. That’s not “most”.

It’s a bizarre claim in any event given the thread topic. “Omg, housing is too expensive in our awesome mega-cities. It’s a national crisis!!!”.

Followed by “our mega-cities are totes awesome with the bestest culture and most of America wants to live in one”.

Why would “most” of America want to live in areas that have a housing crisis? Either that’s a bullshite claim or it’s not much of a crisis. Which is it?

I got a bro out there.

He’s conservative by their standards, but our friends still in La/TX think he’s lost including me.

The group texts get entertaining quick once he responds
