And there's no tactic that Kip & company can employ to stop that.
Kip will be long gone. He's term limited.

People have been moving to the suburbs all over the U.S. for the last 60 years. Baton Rouge is no different.

Not the point.

Leaving the parish itself is not "moving to the suburbs".

Once the Juban Crossing development becomes up and operational, that mall is going to become Cortana Mall Redux...more of a liability than an asset.

Not with a low-rent tenant base like this. It's just so Livingston Parish.

quote:

Stores that have signed leases with Juban Crossing include Rouse’s supermarket, Bed Bath & Beyond, Petsmart, Ulta Salon, Shoe Carnival and Old Navy. TJX Companies, which operates T.J. Maxx, Marshalls and HomeGoods, has authorized a lease as well. The company’s lease does not say which store will occupy the space. Michael’s, a national arts and crafts chain, also has confirmed it will set up shop in Juban Crossing.

Agreed. It won't even be a threat to Tanger Outlet in Gonzales.

Something else to note about all this: annexation by BR of the Mall of Louisiana may look like game, set and match for St. George.

However, it's pretty shortsighted. Once the Juban Crossing development becomes up and operational, that mall is going to become Cortana Mall Redux...more of a liability than an asset. It's penny-wise and pound-foolish.

This will be especially true if competing retail space opens up in St. George. I do think that the mall staying in St. George and being a part of the St. George movement (hell even the center of the movement) would have been good for the mall.

I don't know what you're laughing at.

If I pick up and move to the "suburb" of Prairieville or the "suburb" of Walker, you know what? My money goes with me.

That may not concern you in the short run. But when enough people get fed up with throwing money down a shithole, the city of BR is going to have real problems.

I'm laughing at your statement that moving out of EBR to Livingston Parish is not "moving to the suburbs." I have no idea what you meant to write, but that was a dumb statement....hence the .

Seeing how desperate the City of BR has been to hang on to the tax dollars of the mall, it occurs to me that they probably need to hang on to as much tax dollars as they can. That would involve, among other things, trying to entice people to stay within city limits.

You're saying a significant number of BR residents will drive 40 minutes to a strip shopping center east of Denham Springs? Maybe once for its novelty. After that, not so much.

Of course they will.

Look at all the EBR people who flock to Tanger.

...because any St. George incorporation was going to be met with a very strong marketing campaign to invest in St. George businesses. The mall, could have been the center of that. And, with the general difficulties that malls are having everywhere, this could have been an opportunity to entice shoppers.

So, now it's a question of whether St. George will incorporate at all. If not, no harm. But, if it does and over the next 5-10 years retail competition is built in St. George, the mall will fall victim.

I really don't know if you're missing my point intentionally or not.

Like I said, you can also wave goodbye to those tax dollars moving out of EBRP to the "suburbs", content in the knowledge that you've helped slay the big bad St. George dragon...while BR continues to go to shite around you.

I'm done here. Go ahead and get your snarky last word in, Russian. I know that ego of yours won't allow you not to.

Well they should have met with mall officials to see how the tax situation would work instead of assuming they will automatically support their cause.
