Higher rents. There's no rent control here. We could jack up the rent on our tenants with 30 days notice if we wanted.

The fact is: Neighborhood used to be mostly white and fairly safe. Now it's mostly black and not safe.

Are you just juxtaposing those two facts together for no particular reason at all - just to be random - or do you have a point?

You can come up with your own reasons as to why that is, but it's beside the point.

I'm actually more interested in yours.

My point was simply that the neighborhood is almost the complete opposite of what it used to be.

So the grass is yellow? All the driveways empty out into people's backyards? Do old folks gradually become younger and younger until they are born? Complete opposite, right?

For who? The renter or the landlord? Do I need to answer that question?

Calling community reclamation "gentrification" is demonstrable of the pathetic nature of current politicized dialog.

Oh for goodness sake, the word has been in use for fifty years. You're the one trying to politicize it.

Fore ... Yep we are greedy landlords who only bought the rental to profit. I'd like to think we are nice for allowing the current tenant to finish school before we jack up the rent but the truth is ...like all profit seekers who appear to be benevolent
.. We have alterior motive. She pays the rent on time keeps the place n good shape and a vacancy would mean temporary loss of income followed by the chance of getting a crappy tenant

Question for someone who may know more: How have flood zones changed where people live? I know my mother's house has been in our family for a few generations and it has become difficult to afford living there.

We live in zone B and have flood insurance. The rates for zone A would have been almost 10X higher. That's why we don't live in zone A
(though this dipshit homeowner and realtor tried to sell us a zone A house on Barracks claiming it was zone B. They even had the insurance company in on it.)

If you own your home outright or have a mortgage from a private party you don't have to buy flood ins though - and I imagine a lot in Zone A don't because its so expensive. You almost may as well rent when you add in property taxes!

so now we're getting at the root of the problem...the government and the revaluation of properties. Seems to me this is something these mayors could easily fix if they really wanted to.

Put it this way we wouldn't have been able to afford to live in this neighborhood if we had bought today.

What?! A PhD in physics can't afford a $75,000 shotgun house?!

But personally, it is a big fricking deal for some people. If you're a retired old timer whose family has been in the same neighborhood for a few generations, and your neighborhood has been gentrifying and pushing up property taxes, it might be a big deal to you that you can no longer afford your property taxes and are forced to move away.

Allow grandfathering of property owners against increasing property taxes (freeze their rate, or increase at lower rate).

While not "gentrification," the Isle of Palms has seen significant redevelopment with monstrous rental homes replacing the beach homes of previous local residents. Some residents were complaining about the property tax increases. I'd love it if the local government there found a way to work with property owners to help them stay. Could be something already in place, but the island is losing its relaxed feel to these ginormous homes.

And the local sales tax is nuts.

Cobb County, GA does a version of this where if you're over the age of 62, you are exempt from paying the portion of property taxes that goes to the school district (which drops your bill by two-thirds).

At least in NYC and SF, gentrification looks very diverse.

what?

SF is one of the most segregated cities on earth. there are no black people to displace in SF

quote:

, they're about poor people being displaced from where they've lived for decades, and about the neighborhood losing its character. There's a real loss

that's not a real loss, and the improvements of the area certainly make up for any perceived loss
