My take on it is that they aren't expecting a 400k house in their 20s, they're wondering why a house they should be able to afford in their 20s all of a sudden costs 400k.
Very, very well said.

I can't even process what you're trying to say here
the costs of renovations/upgrades make the affordable starter unaffordable.

Perhaps they are expecting a little too much from a "starter" home, much in the same way OP is delusional as frick saying there are no good sub $400k homes within 60 miles of Nashville.
I mean sure, but that can be true while houses are trending overall as being unaffordable.

they are saying shite is unaffordable
A 100' mega yacht is currently unaffordable to me. A pack of underwear is unaffordable to the homeless guy under the interstate.
Get over it.

Why are the upgrades a "need" as opposed to a want?

More reasonable than your 100% comment just a post ago. but You don't address people like OP are completely unreasonable with regard to this situation.

Affordable houses are available within 30 miles of Nashville all over. I bet there are many pockets IN Nashville with "affordable houses"

they might be needed. they could be wants.

nah his post was a mischaracterization if Ive ever seen one. I mean I agree with you about OP being overly selective. but the trend is real that even starter homes are less affordable than they used to be and its a worse situation than previous generations, even if OP is a bit exaggerated in his description.

Our parents had segregation to keep the Fruit of Diversity away from them in working class neighborhoods. Now, we don't.

Yep. You can tell who hasn't had to look for a house in the last 5 years. This is unsustainable. Wages are not matching the increase in home prices much less inflation.
We had a baby last year and needed a bigger home. Around this time last year we closed.
My home appraised for 60k more in January since last April. That’s definitely a fricked up market to shoot up that much in less than a year.

Exactly. The house my son just bought needs upgrades/TLC, but they are living in it just fine and plan to upgrade slowly over time. My kids saw me renovate an old dilapidated shotgun house slowly after my divorce. It eventually became a great home by the park. So they know what it is like to take your time to get things right eventually.
So many folks today "need" it all and "need" it to be perfect NOW,... that can be unaffordable.

Y’all are acting like I’m complaining because I can’t afford a home.
I bought a farm west of Nashville and moved out 10 years ago this July.
It’s the young folks I’m concerned for.
