Yes, but reducing the number of people on Section 8 is not going to make an average middle-class home a lot more affordable. Two totally different markets.

Short of wage growth exploding, regulation rollbacks and gentrification of existing inventory is the way forward

Opening up more housing stock is opening up more housing stock.

It will take many approaches to get this right. No single answer.

Speaking for the local market here, which I have been involved with for over 20 years, you can open Section 8 all you want, but short of those neighborhoods seeing some sort of gentrification, they will still fall well below the desirability factor and have very little impact on the pricing of an average middle-class home.

I am sure that is the same for nearly every market

Recently, a whole section 8 development was demolished here and the impact was it made that area more desirable. Had those same houses been taken off S8 and opened up for purchase, that same area would still be low on the desirability scale without some rehabbing of the houses and neighborhood, but who wants to take that risk? No individual wants to be the first, and no company is going to do so without some Gov subsidies.

Gov encouraged gentrification will be needed but then they run the risk of "muh racism"

Twice now

Undid it his 1st term. Joe halfway brought it back so Trump 2.0 finished it off but Trump setting any precedent for them to bring it back by allowing the Feds to be involved in zoning is ridiculous.

I am not versed in this subject.

In my area, they began sprinkling section 8 in regular neighborhoods... around and within Obama's terms.

I guess my hope is we can get the illegals out of the apartment style section 8 and get the regular people back in them and tf outta my neighborhood.

As section 8 is not meant to be permanent or even long term... it being less desirable should help with the "trampoline" concept HUD is talking about.

Again... these are just the thoughts of a middle aged lady that has zero background in this.

Yes. I already covered that. It was done on purpose by Obama but Trump killed it. Those are a very small portion of houses on S8. The majority of them are still in very undesirable areas.

I feel like my neighborhood still has more than it should... Covid didn't help with so many houses selling on offerpad and the like- turned into rentals.

My experience in this is very limited to my own three street neighborhood.
