It’s prob worse in the big cities now but even a place like Nola has a lot of transplants.

Have family in a tony area of Maryland. Lots of houses have BLM signs in the yard or in the windows. Ironically, you don't see black people anywhere. And if you did happen to see black people walking around, the police would be there within seconds.

North. But I was in a southern State when Obama was elected----some black people had on Obama's shirt in grocery stores---- and gave white people the big time stink eye, as in they were ready to knife you.

I have some Yankee co-workers (former NYPD) and a black Christian dude from rural Alabama. Culturally, I have far more in common with the black dude and we get along great.

Race "relations" are worse in the south because there's actual interaction. In the north, you have more racists but virtue signal as being tolerant because they don't actually know any black people.
New England natives love to hate on the south for its "racism" but they want no part of a black neighbor moving next door and putting up a basketball goal for weekend games in the driveway with rap music blasting.

Is gentrification a thing in the south?
People up here get all upset when hellhole warzones are turned into decent neighborhoods. Detroit is a good example.

Gentrification CAN happen in the south but I find it tends to not happen unless geography requires it.
The warehouse district and some other areas of NOLA got gentrified in part because there were only so many areas that could be built up given flooding, the river, the lake, NO East’s existence, etc.
The remainder of the south? You are far more likely to see flight to the suburbs than gentrification because there ARE places to move to. Lots of empty spaces and sleepy towns which can get built up.
The warehouse district and some other areas of NOLA got gentrified in part because there were only so many areas that could be built up given flooding, the river, the lake, NO East’s existence, etc.

Well, as an example, there's no real need to rebuild Detroit.
Other than the downtown was full of abandoned buildings that were essentially free prior to rehabbing them. There's not a lack of space in Michigan.
Certain neighborhoods have seen a revitalization as well. What I find interesting is at least one, I haven't researched it in years now, basically built a wall and limited access, with private security as well, which naturally set the natives to screams of racism.

Funny anecdote, a bunch of friends went out to eat one night and one guy brought a coworker who had come down from Michigan. When he realized that most of the kitchen staff were black he decided not to eat saying that he didn’t want to have “them” handling his food. We had a good laugh and told him he might as well head on back home because he would absolutely starve in Mississippi.
