They are above 8.5%+ for low-credit conventional tiers right now. You can blame your friend SDVCuck for this.

Wow Sherlock. What a hill to argue specifics on. No shite.
Why don’t you also argue they’re lower than 7% for those who buy them down and have great credit?

You need to ask SDVCuck that. I posed the very same question to him multiple times under Biden. SDVCuck also told me specifically that Trump would have mortgage rates in the 4's

Yeah and idgaf about interactions of you and SDV that aren’t in this thread, you’re the one arguing they’re over 8.5 in this thread.

I'm not arguing anything. It's a fact that they are 8.5%+ right now.

Okay argue what suits you best, one thing SDV cuck is right about is you’re using it both ways to defend the democrats

Maybe for people like you.

Nah in his case that’s when they aren’t 8.5 because he can get them down. His argument is retarded and only being used in bad faith with technicalities being used in his favor.

Just like SDVCuck does with Trump?

Do you know who taught me this? Mr. MAGA himself SDVCuck. Take it up with him. Its his logic I am using.
Posted on 10/5/26 at 1:17 pm to ronricks
So you’re admitting you’re wrong?

We are there under Trump now. Welp.

I’m surprised it’s not higher and that it’s taken this long. Given the way the currency is being debased, any lender should require a really high interest rate to make a loan at this duration. It’s why fixed rate 30 year mortgages ain’t coming down.
I'm surprised how many learned people on this forum still fail to understand what $40 trillion of US taxpayer debt represents......the destruction/debasement of the USD and the evaporating wealth of the US middle class. There are people who regularly post on this forum who believe cheap money is the antidote to combat inflation and stabilize the and grow the economy. Cheap money is what has gotten us in this pickle known as a debt spiral.

bond ETF's
When rates were as low as they were for as long as they were, we moved many clients out of ETFS into individual short duration bonds. Yes their values fluctuate with the market, but you get your interest, and you get your principal back when they mature, no matter what.
