Hunting Lease - Land owner

I have been approached over the years to lease some property we own in North Louisiana for deer and turkey hunting. Any advice from other land owners in terms of whether to lease or not and if yes for the lease, did you carry the insurance or require the insurance to be carried by the lessee.

You should have have your own and require them to carry it as well.

Lease it if you don’t hunt or use the land in other ways.
I would want to know how many hunters will use it.
I would also want at least $10/ acre. Maybe more if there is a lot of game.

That amount is what pine plantation land is starting at, I've heard of $40/acre land in Madison/Tensas, location is everything on lease payments.

Now if the place is in NE Louisiana, he might need to lease to some of us!

I would love to find a small plot like that, maybe slightly less per acre but if it is next to good land, I am ok with it.

We pay 5-6 dollars per acre at our lease in North La. if it goes up much from that, they can keep it.

If you decide to lease, require hunters to carry a liability policy naming you as an additional insured. Forest Landowners has a good policy sold by Locton Affinity.

The hunting lease has to carry the million dollar liability coverage.

This is what all the timber companies require.

It's not bad early in the season, but once we start running dogs in December the deer seem to disappear for some reason.

I look after such things for several landowners and you've gotten good advice here.

1. You probably should lease it so you'll know who's hunting it, and have liability coverage.

2. You need to have coverage, but they should add at least a million, its cheap.

3. Your property might bring more than you think, depending on where its at, but if it has Turkeys its likely on the upper end.

4. Have a written lease, properly executed and recorded.

That’s more than even I’ll pay I just stick to public. Deer are too stupid to spend money on to kill them. It’s amazing how much different hunting is in La compared to 20 years ago.

Why do you need it? I think it is cheap because it covers nothing

I suspect its cheap because there aren't a lot of claims.


Its needed because if you have significant assets, you need to limit your liabilities.
