Gauging interest in a cabin rental near Lake Okhissa

My wife and I are contemplating renting out our cabin to hunters/fisherman on a daily basis.
My dad and I built it but he is gone and I built a home on the same property.I hate to see it just sit and not get used.Its abut 6 miles from Lake Okhissa and the Homochitto forest.Its a 2 bed/2 bath with full kitchen,central air/heat,direct tv and a skinning rack.Do yall think there would be a market for this?

yes..its about 1/2 a mile from our new home.Its on 90 acres but this would not include any hunting or fishing rights.

its about 6-8 miles east off 98(guesstimated)...will take a few pics when I ride over there later today.An OB discount could happen.

If you market it right, you should keep it pretty booked IMO. Lots of people in the BR area love weekend getaway locations like that that are relatively close. Also, there is nothing else close to Okhissa, so I think it'd be a big hit, and I know of quite a few people that have inquired before.

If you could find an old Bass Tracker or similar aluminum boat to throw in with the rental, I think you'd be on to something.

That's actually a really good idea. Would have to think about insurance and liability though. Maybe have someone sign a waiver if they use it.

The liability of that would keep me from doing the boat.I am just toying with the idea of renting it out.We lived in it for 2 yrs while building our new house.It would be nice to be able to have it pay the electric,insurance and taxes for me.If I make something extra that would be a bonus.

A friend of mine uses airbnb.com for new Orleans vacation rentals and does well.

You should have no problems renting it during deer and turkey seasons with all the government woods in that area.

No...The hunting and fishing on the property will not be included in any rental.I hunt and fish on the property with my wife and kids.The rental would be for the use of the cabin only.

Are you going to let the renters hunt on your land? I believe you are going to primarily encounter hunters and if they are renting it to hunt the Homochitto they are probably going to be dog hunters. I wouldn't want dog hunters staying in my place because you know dogs will end up inside. I don't think you will have many renters who want to fish the lake. I lived in Gloster so I am VERY familiar with the area and the people who frequent it. You don't want those dog hunters renting from you. If you offer a hunting package deal on your land you will get still hunters and they will likely be higher caliber renters.

Gloster is quite the classy place.My dad and I hunted there for 10 yrs before getting this place in Smithdale.He was afraid to stop at the stop sign across the tracks because we might get car jacked.Ahh...the memories. I would have an attorney draw up a rental agreement with the rules(smoking,animals,etc).

It's not that bad . Nobody lives in Gloster so there is no crime to speak of. I lived on the forest itself so I wasn't close to town. I will tell you that any agreement you draw up will mean nothing to the dog hunters that frequent that area. You would be fine with those who want to fish the lake but I would avoid dog hunters at all costs.

I agree..I definitely dont want it torn up.My dad and I put a ton of work into it.Its definitely a heck of alot nicer than 99% of the "camps" around here.I had one guy argue with me that it wasnt a camp.

I lived off of E Homochitto Rd on Cobb. You likely don't know it if you don't know the area. There were only 4 families on the street and 6 houses.
