You know what $1,000,000 worth of premier hunting land will get you? About 250 acres. 300, tops.

If you’re spending mid-upper 3 grand per acre for “premier” hunting land you’re getting absolutely shafted. If some of that value is including a nice camp/lodge then MAYBE it would be tolerable.

I can assure you, though, that 3 grand even will buy you plenty of quality if you know what to look for.

ETA: How many acres do most of you feel you truly need, btw? If it’s just me and my immediate family (I’m talking no more than 3-4 active hunters not always going at the same time) 250-300 acres would likely be plenty.

He is correct in many states, Louisiana is not one of them. Hunting property and land is general is ridiculously overpriced in LA.

Nope, not most. It can get you a great piece of land, no doubt. But, to think you can get a sportsman's paradise for that? Nope. That is what is appealing to the Share-Clubs, imo.

$3,150/acre with massive lodge in Concordia parish

$2,950/acre without lodge in Concordia parish

$3,000/acre without lodge in Madison parish

$2,800/acre without lodge in Madison parish

$3,050/acre with small camp in Tensas parish

And that was just a cursory glance. If it’s in the the Mississippi floodplain it’s capable of producing just as well as the islands that everyone hypes. The only separating advantage the islands have had over everywhere else is herd management, and that gap has narrowed considerably in recent years.

I dont care how a man spends his money, if I had a million laying around needing to be spent, I would politic hard to get into WQ.

But if a man with a different mindset had the same million, you could have a helluva nice piece of property over that way. Yes, it would be limited, but you could have your whole family over for a party and not worry about rules, worry about guest policies, etc. This matters a lot to people.

I am not sure the poster is wrong about being able to have a great piece of property for a million buck. Certainly if you had another friend with another million you could have a helluva deal.

Your point that it costs $3,300-4,000/acre to buy quality hunting? Yeah. Those examples totally proved that. Not.

Sure, the size of some places was too much for a million dollars. I didn’t list them to prove that. Just price per acre. If the size is too large get a buddy in on the deal and split it.

To find the million dollar gem is going to take more than a five minute search through the first land site to pop up. They’re out there, though. I’ve seen them firsthand.

I total agree. You can buy a hell of a piece of property for a million dollars. But buying some that offers everything that Winter Quarters does will put a big knock the amount you are able to buy. It will be around 250-300 acres.

If you get a buddy to go in with you, then you’re getting into dealing with other people. And that’s why some don’t want to be in a share holder club.

I always enjoyed hunting large average clubs. It gave me more room to roam.

I mean sure, I suppose it’s possible that a guy in medical sales from Mobile knows more than a local with multiple family members in the land business, but I rather doubt it.

I’m not here for a dick measuring contest, though. I just thought I’d give good people hope and examples that there are more options than river clubs and public land. It’s possible. It exists.

I agree. I hunt public land and killed a nice 10 point a few years back. No bait, etc. Just attempted to figure out his route and won.
