Diversion canal

Looking at buying some land on diversion canal. Wondering if anyone had any ideas on:
1. How much does bullhead cost per foot
2. How much to install a deck with a boat lift
3. The cost to raise the elevation of the land. I'm assuming hauling in dirt by the truck load.

Lot size is roughly 160 deep and 200 feet across on the water. need to elevate half of it about 6 feet.

Thanks for any info/resources.

This will be pretty fricking expensive.

No offense but you should probably be getting some legit quotes from contractors instead of coming here.

I'd estimate 35K for earthwork
15-25k for bulkhead
25k for lift and boathouse

I am on the Diversion, last time I checked bulkhead cost it was $125lf. That price is about 5 years old. Property down here is getting pretty limited, where are you looking?

I live on the Diversion, I can give you the number of the man that puts a lot of the Bulkheads, down if that will help you.

I would make sure the land you plan to raise isn't considered wetlands. You may not be buying what you think you are.

That's over 4,000 yds of dirt, if you account for compaction. Check on bringing the dirt in by barge. You are looking at probably $100k in dirt bringing it in by truck.

you might want to go hang out near the lot during the summer. My dad's friend sold his place becasue of the constant loud noise of speed boats racing down the river at all hours of the day and night.

and the dimensions you provided wi require over 7,000 yards of dirt. if you figure it cheap at $10 per yard (will probably be more than that) you ar looking at $70,000 in dirt work alone.

I do mass import (no grading) for $16 a CY. Your 160 LF x 200 LF x 6 LF = 192,000 CF or 7,111 CY. You want to do half so 3,556 CY @ $16/CY gives you $56,889 before grading.

I would think he needs to raise just the home pad 6' not the entire lot, but I could be wrong...

Yeah but he said he would need to raise half of the lot. Which is what I used.

I would either buy elsewhere or just block the house up.
