We are about to make an offer on a tract of land near us. Mostly interested in the land but not sure what value to place on the barn. It's about 5 years old, 6,500 square feet, concrete floor, wood framing, and metal siding on all 4 sides. Any idea of a ballpark of what a replacement cost would be for a building like this? The property taxes show an assessed value of improvements of ~$50,000.

Pole barn? How old is the thing? How tall are the sides?

$50k probably isn’t too far off for a 69x100 pole barn with concrete floor. Does it have electrical?

If the whole thing is concrete, just the slab would cost approximately 50k to do. If you are figuring by replacement cost, I would say around $20-25/sq ft for a wood framed metal building on slab. If there is electrical or plumbing even more. Without seeing it its hard to say, but a low ball estimated value would be at least 100k.

It is ~5 years old, does have electrical (400 or 500 amp service I think). Probably ~20' tall at the sides.

Turnkey - meaning you don't do jack, I think to build that barn new would approach/exceed 6 figures, honestly. Just the slab would be $30k+ (ETA: Probably closer to $50k, I agree with whomever said that).

I would want specs to see what you can park on the slab, but beyond that, I think $50k valuation is very reasonable.

What do you think the estimated useful life of a barn like this is? 20-30 years? It's not as sturdy as a Morton steel building or anything.

a metal building would be about 10/SF
the slab another 10/SF

$50.000 is about half of what that would cost you to build today, even out of wood

not sure what value to place on the barn

I would place the value at what you would pay for a barn and what cost of barn you would 'need', not what it costs to build what's there. How much of the barn would you actually use? How big of a tract of land is this? I'm saying it doesn't make a lot of sense to buy a barn say 4X bigger than you need for full price.

People build crazy shite all the time on their land and then try to sell the land plus the value they paid for the crazy shite they built. When in reality there's virtually no market for that crazy shite so it sits forever on the market.

What I'm saying is that if this is in like 30 acres and no one would have use for that size barn on 30 acres then it's not really worth what they paid for it.

Now if this is on 300 acres and would be very useful to most people that buy 300 acres that's a different story.

Easily over $100,000 to build new especially with electrical in it. It cost me nearly $500 to run lights and outlets in a 12'x20' shed. Electrical and plumbing get expensive REALLY quick. Any plumbing/bathrooms?

Would have no use for barn for at least the next five years so would probably rent it out... This is a ~15 acre tract of land. Would be more interested in the property without the barn to be honest, it makes it a more complicated transaction and where they placed the barn might even reduce the future development value of the property as it takes up one potential home site and is closer to the road.

Update- I saw the barn yesterday and it doesn't have a concrete floor, it's gravel with the exception of the edges which are concrete. Also probably ~1,000 square feet of semi finished office space in the barn. But not at all up to code, lots of work that would have to be done to make it usable office space.
