There are no zoning restrictions on the water... Think of it as a strip club on a shrimp boat.

Not neccesarily the case in Cocodrie. My Grandmothers house flooded in Chauvin for Rita and my Uncles dock in Cocodrie only had about 6" of water over the dock and nothing was hurt. My Parran has a camp on Moss Bay, It's about 7-8' off the water, never flooded.

I was waiting for someone to mention that. Not to mention the 100s of thousands they spent upgrading the property.

Sorry, but govt has drawn line in sand along the levee. If you are south of it, they’ve all but wrote it off.

Yup. They bought land for the few remaining residents on Point Aux Chene Island in Schreiver, not one has taken them up ok their offer yet, they want to live down there and still have protection.

Really interesting to watch all these projects come into play. The levee has caused higher water levels killing the trees along banks. Changing the fauna on a large scale.

We have a camp down there and I absolutely love it. Like that it’s closer than GI or Venice as well for weekend trips.

Fishing has had tough years, but this year is the best in about a decade. You can’t not catch.

With that in kind I wouldn’t buy that fricking place.
Eta: but I wish someone would, it has a lot of potential in the right hands.

I put some numbers together and adding in slack times due to weather it would be a way too long term of an investment for me.

Thinking the prime time for marsh fishing has come late 1980’s thru early 2000’s and gone.

Besides weather way too many things you cannot control gated canals, higher insurance rates, and future lowering of limits on trout or other species of fish.

I'd like to meet the man who was able to have a good day this weekend. It was windy as hell and the water was high as hell. I didnt have live bait, but my buddy couldnt hardly give away a live shrimp.
