I always laugh when I see land for sale that was just clear cut for the same price as land that is uncut. Guys are smoking some dope thinking land that looks like the face of the moon is going to be worth as much as old growth pine or mature hardwoods.

I've ridden my motorcycle over much of Louisiana and I have a saying I tell my friends when they ask about riding in La.
I tell them the land is so flat I can watch my dog run away for 4 days before he's out of sight.

Northern pearl river county most definitely has hills. I bought timberland here from Weyerhaeuser. Trees had been thinned and were around 12 yrs old at time of purchase. Still plenty of trees left but the mess from logging can’t be overstated it will take me years to get it where I want.

No, it’s not common. Turns out it was a huge financial folly for most who got in.
It’s the late 90’s, the computer is all the rage. The Xerox company is exploding so paper consumption and timber demand are high. The South discovers cheap land and the pine tree.
Buy land, plant pines and 20 years from now you’ll be rich. Trouble is, you and every other Tom, Dick and Harry with a nest egg decided to do the same thing. Soon thereafter Alabama, Mississippi, Georgia and the Florida panhandle are covered in planted pines. An ecological nightmare as native forests are destroyed. Fast forward 20 years and paper demand is low and timber demand is too. The pine weevil has shown up too.
You can buy land in the FL panhandle for less than $800 an acre right now. Trouble is, that’s what they paid back in the 90’s. Adjusted for inflation, they should be paying $1,600 or more. The timber is not only useless, it cost you money.

Paid $1885/acre. Survey did cost me $7,500 though so that adds into the final number.

I am assuming this was quite awhile ago? The property I looked at was about double that and was in the middle of nowhere with no power or water.

Two years ago in pearl river county. Bought a 130 acre tract that has 70 acres planted pine and 60 of natural hard wood bottoms. Offered about 15% below asking price and they took it. Wasn’t for sale long and definitely cheaper than everything else I found around here.

Some guy bought my buddy's farm in Mt Hermon and knocked down 50 acres of massive 40 year old pine trees that his dad planted. Profited from the timber then sold the farm a year later. Buddy and his dad were pissed. Nothing illegal, but I definitely thought of it as a dick move.

Why? They sold for what they thought was good money and probably was. They also could have done same but weren't smart enough to think that far forward????

It really had nothing to do with him not being smart enough. He’s an oil guy that didn’t need didn’t need the money. He just wanted to leave the stand of beautiful pines rather than clear them out. Not that it really matters, but I guess he was hoping the buyer would see the same beauty and do the same.
