I like the sound of this. Most efficient way, considering the home office builder will not budge.

ETAA: if that wall is on the kitchen, perhaps removing it will change a lot of things......
Things like Cabinet placement, Refer placement, Range/cooktop placement, electrical outlets..... There may be more to this than at first blush.
Perhaps there is a reason for te builder's hesitance.

Man I cant believe these people wont work with you on this. Thats some shitty business practices, even if they are a tract home builder. This is so easy and cheap to do right now. I am an Architect and this isnt hard at all. Assuming there is a footing under that wall, being its between the kitchen and living it probably is, all you need to do is drop a beam in there like everyone else stated. IF the framing is accurate that is 18'-8" from out to out of the headers. Run you a triple 16" LVL or a 5-1/4" Glu Lam beam and your good to go.

I would love a full opening
. I'm just not inclined to deal with the cost and mess of doing it after the fact, then fixing my flooring up and whatnot. It's a shame because of how easy of a fix it is right now, but it is what it is. Interior window is going to be the course of action. I'll keep everyone updated as to the progress.

I would be the hardest mofo on a punchlist with someone that is that hard headed.
At least ask him if there is power running to an outlet that they run it out of the way of where you want the window so you don't have to get an electrician to jump the outlets in the attic later. If they tell you that THAT can't be done then I would lose my shite.

At the very least have him gang stud on either end of the future opening so you don't have to open up the entire wall just to add a header and top plate.
