Cold low temps there are high 30s. It gets colder in Houston than there.

It’s just almost always between 40-60. Perfect quarter zip weather

If you’re homeless, that weather couldn’t be better. Never too cold or hot.

There are (soon to be gone I am sure) heritage oaks and others. Developer just pays a few bucks and promises to plant different trees.

But the yards are so small, you can't plant anything that will get any kind of size.

They won’t drop very much if the cost to build is still sky high, which it is. Neighbor just got 2 quotes to build in Covington and both came in close to $400/sq ft. He’s staying put lol.

They elected a new DA in 22 who is actually interested in stopping crime and curtailing homelessness. They elected a new mayor in Nov who is intent on healing the city, making streets safer, and expanding police presence.

SF got wwwaaayyyy too liberal, to the point where drug addicts and criminals basically had nothing to worry about. It was a “gentler” approach and it was an unmitigated disaster. People learned a more centrist approach is the right approach, leading to the city rising back to its past glory.

Even ignoring the post covid rate drop boom in prices, a 2-5% hardly affects the prices increases seen between 10-19

Exactly, not ideal if you bought like a year ago, but for most people a small correction is a non event. My house has doubled since I bought it 8 years ago. A 5% decline? Whatever.

What really has me not even considering buying a different place is rates. I’m not giving up my 3.5% rate. If they stay elevated long term I’m staying in this place until I can pay cash for my retirement house,
