How much could you charge per night to Airbnb to have to break even, potentially appreciate and give you a free place to sleep when visiting Nola?

Mortgage around $800, if you can rent for $100 a night (on normal weekends...a lot more during special events) it would pay for itself pretty quickly

Before Covid, you could easily get $75/night for that location and run about a 90% occupancy rate - and that is not counting Mardi Gras/Quarter fest/ etc.

Plus cleaning would be a breeze and it’s so damn small that you wouldn’t have to worry about repairs.

Looks like the kind of place you'd live if your entire family died causing you become a starving artist who slowly drinks themselves into oblivion and only becomes popular and recognized 50 years after your death when a random socialite says they like your paintings.

On a net basis, right. With that being said you could absolutely outpace a 30 year mortgage payment.
