How much could you charge per night to Airbnb to have to break even, potentially appreciate and give you a free place to sleep when visiting Nola?
Mortgage around $800, if you can rent for $100 a night (on normal weekends...a lot more during special events) it would pay for itself pretty quickly

thats still over 200 room-nights at Windsor Court or Roosevelt at $800/ night. plus you have no room service, valet parking, security, amenities, etc.

Before Covid, you could easily get $75/night for that location and run about a 90% occupancy rate - and that is not counting Mardi Gras/Quarter fest/ etc.
Plus cleaning would be a breeze and it’s so damn small that you wouldn’t have to worry about repairs.
