I renovated my house and moved out during the renovation. It was a nightmare and I would have built a house had I known how renovations went.
You have to have the right people involved and also be patient. If you are not patient it will be a miserable experience.

I self contracted and self performed a portion of the work. While married with three young kids. No big deal, went great. Minor hiccups of course but that’s part of the deal. Would do it again in a heartbeat.

Had a great experience building my house but it was on 3 acres in the country and I could do whatever I wanted

ive built 3....it can suck but you get what you want. Im an engineer that does project management for a living so its a little easier for me to handle and manage than some.
my wife ends up hating it everytime because she cant handle any changes and has no patience and expects everything to be done on her time line. she hates contractors. I deal with them everyday....so little easier to manage.

Sounds like my wife. My wife was talking about divorce in the house renovation/building process. Also would like to add most new homes built today are on small lots. The land is cheap and built on cheap materials.

Just finished building a house. Been living in it for a couple weeks now. I was the GC, have a 2 year old, lived with MIL while building to save money. Wife and I had some decent fights lol
Would not recommend that route but we saved a shite ton of money and got to use that for various splurges on the house.
But well worth it. We got what we wanted on a 2-acre lot. I did all the landscaping myself to save money. Yes some things were pricey to do (concrete, sod, plumbing) and we went over budget but I fully expected that going in. Building a house is not for the weak. I am an easy going guy and I had to fire 3 contractors in the process.
Took about 15 months to fully complete. I will never do again but I gained some self confidence in the whole process if that is worth anything

House building is all about the planning. Know what you want upfront, pick out everything upfront, know the paint colors, the trim style, faucets, flooring, roofing, cabinets, everything. BEFORE shovel hits the dirt. Make a plan and stick with it. If you are not sure about something, research and ask. Ahead of time.
Also get recommendations on builders. Don’t just find some outfit through a Google search and start cutting them checks. I have seen a builder in a subdivision so bad they had a plumber that had to bust concrete and move drains because they evidently couldn’t read blueprints. In multiple houses. And they continued to use them because they were cheap. That builder would be an absolute no go.
Picking stuff out as you go and making changes is what causes nightmares and surprises in costs.
Also, in the planning stages, go and look at a few new houses for sale. And go look at new mobile homes like you are interested in them. Just see if there is something you didn’t think of. Or something you thought you would but it doesn’t look right in person.

I had my second house built. It was nice being able to pick my own brick color, paint colors, cabinetry, flooring, counters, light fixtures, ceiling fans, etc. Far better than moving into an existing home and having to change everything you don't like. The only upcharge was when we added something not included in the price, like Austin Stone. We eventually outgrew the house and moved for better schools, but the building and purchase process itself was excellent.

this house is a smaller lot. i dont want a ton of land i have to take care of. i have had both, lots of land and not a lot....granted we have a huge park we can use and personally prefer not having a ton.

I built a new house about two years ago and legitimately did not have a single headache.

I have done it twice. If you pick the person to draw the plans and the right builder, it can go pretty well. There are always a few snags and obstacles, but that’s to be expected to get what you want.
